Its not important which bank to opt. First of all, all the legal documents from the builder should be cleared.
Then its up to us to choose the bank of our choice.

I just talked to Mr. Omkar. He gave me following updates:

1)Pate Builder has already applied for environment clearance. It takes some time to get clearance from them. Currently the project is in queue of clearance list and its queue no is 412.
2)Pate Builder have submitted all legal Docs to HDFC. For SBI, due some internal issues of SBI advocate's it is taking time. Mr Omkar is in touch with SBI.
3) Mr. Omkar will update us once he has more updates probably in the 1st week of December.

I think everyone can apply fro loan and no need to panic on that.

It is almost 8 month and things are not moving ahead. And I don’t think the project will complete with 1 and half year as it is not started yet. The main problem is that they had a high of at booking around 3650 rs to 3750 rs  in shivane . Therefore many people can’t buy 2 bhk and 2.5 bhk home in that area for that given rate. Therefore they are forced to change the plan from the government. And not passed the current plan. If I am wrong then you can correct me in this.

 

I had gone last month to their office to collect my receipt and asked about the status of the project that counter lady told me that it is in process. It will take more time. And how much time,  they don’t have any idea about it. Then I asked for the latest plan browser if they have. She replied that she has old one which they had given us at the time of booking.

 

And 8 months is too much. And I don’t think it will be finish before Dec 2015.

 

Other option is Can we take a help of Consumer court if they are taking the time and responding like this to us. As I heard from the from friend that 8 months is too much for the atleast for agreement. And also we have paid the 3 lakhs as a booking amount which is 8 months before. If we raise this issue in consumer court they can help us and will deal with the builder and builder will have to return our money with the 12 % rate of interest for 8 months.

 

But I guess this is the last step which we can take.

I believe most of us have tried to approach builder in different ways and get the lastest update on plan, site building progress, time taken to complete, banks approval issues and etc. However, the email sent by Omkar was pretty clear that site building is in progress and flat handover will be given on promised time which is (Expected, Diwali 2014). I personally went to the site and there is work going on in full fledged. So, I don't think builder would ever try to cheet on us after booking the entire Phase 1 project. Yes, I agree that all documents are required but unless we get their advise on certain topics we cannot get conclusion. If we approach any other banks besides HDFC definately they would ask for all kind of  documents as builder is yet to get approval from those banks.

If everyone has seen the email chain, someone has mentioned that 6-7 agreements are already done. Also, 2 days back when I spoke to HDFC Bank guy who mentioned that West Coast Park is approved by HDFC, he mentioned that they have processed almost 15 agreements till now. 

One question I need to ask everyone. When we are approaching banks like SBI, LIC HF, ICICI and UTI do these banks provide some good benefits or discounts in percentage, interest? If I am correct interest given by all banks are almost same (10.50% above 30 lacs) and as per percentage on loan is 80% and 20% we have to pay to the builder.

Yes I agree with Mr Manoj Mhasal. I have my loan approved and my agreement date is 03 dec 2012. I would also like to tell you that work is going on as planned on the site and we will get possession as promised in Diwali 2014.

I agree with Manoj Mhasal that the work at site is in pretty good pace. I have been to the site couple of times. I will be going to meet the builder for my agreement to sale this Saturday. Will certainly raise a concern as far as completion.

I also agree with Kshama as I would prefer SBI Loan, and if they provide a group discount it will be beneficial for all of us.

How about a Solar Water System for each building. Has anybody any idea whether the builder is going to set up this, as in most of the new projects the builder does provide this facility.

It seems that builder has not submitted revised sanction plan and NA order to SBI; due to which approval is pending. 

@Ulhas: Can you plz check with builder during agreement process? The reason Omkar giving is SBI lawyer fee is not paid.

The Branch Manager asked me whether i am interested for Home Loan. He assured me all kind of co-operation if I opt for SBI loan. Just to update, myself, Umesh, Veerendra and Ulhas met SBI manager as decided today. We tried to negotiate on Rate of interest (10%), Processing fee (0.125%), some addtional discounts and other bank charges etc. I am submitting my file coming week. Required documents are same as other banks. Call Kulkarni on 9766535003 for any specific query.

I heard our project has been approved by SBI. Any updates on this?

I was just curious to know from the C-building flat owners. Since, because of the environmental clearance issues the agreement of the floor 6 to floor 11 flat owners are delayed by atleast 8 months.

Are C-building flat owners going ahead and paying the infrastructure charges now, even when the agreement is delayed by atleast 8 months?

I have paid the infra charges and done the the agreement in the month of Feb. I have opted for SBI warje branch for loan. Bank manager Mr. Taru is quite friendly and co-operative. Interest rate I got here is 9.95% with max gain facility.
