I heard that T5 is being planned for possession by this month end. Any update on that will be helpful. I am in T6. Is there any work going on. I received my penultimate demand letter last month.

T-6 is scheduled for mid 2018 and T-3 (mine) towards Oct-Nov, 2018.

They have received some funding and simultaneous work on multiple towers will start soon is what they said. That’s first of a kind because till now it has been one tower per year in Fresco.

Good day.
I’ve a booking in Fresco T9. I have stopped last demand/Oct’17 as I m worried that Unitech may become insolvent & may even lose what I paid so far. They’ve started charging interest. Can anybody let me know what others are doing?
1) paying all demand on time?
2) if I keep paying, will I risk losing more?
3) axis bank told me they stopped funding!
4) any agreement made with Unitech with some degree of guarantee?
Anybody in Fresco T9?
I live in Singapore, shall appreciate information sharing.

Insolvency may not happen as govt made a bid for taking over the management once. I am waiting for the Supreme Court outcome this month. I have paid demands on time after enquiring about the progress. I am in t6.

When I visited the site in last Dec. I was told that 

1. Funding was in place and they had received it. 

2. T5 is going out by the year end which of course didn’t happen. But when I called them last week, I was told that by Jan 10th T5 will be allotted but the tower was ready by all means

3. T6 will be allotted by mid 2018 and

4. T3 in Oct-Nov which of course I thought was a bit aggressive for Unitech’s standards

However, I always call and meet ( when in Kolkata ) with the Fresco site manager, Mr. Ranganath Pai, a nice individual for all my questions.

Please call him to get yours clear too.

Unitech have started sending out T5 allotment letters. T6 will be the next one to be allocated followed by T3, T4, T7 and T8, T9. Assuming that it takes 6mo per tower a possible timeline might look as follows:

- T6 (mid 2018)

- T3 (end 2018)

- T4 (mid 2019)

- T7 (end 2019)

- T8 (mid 2020)

- T9 (end 2020)

January 12 is a crucial day for future delivery dates because of NCLT verdict. If status quo (Unitech board stays) is maintained we might see delivery dates following the above timeline. If Unitech board is rescinded it's unclear how future delivery timeline will pan out.

I have personally spoken to Mr. Ranganath Pai and he has been quite helpful in this regard.

Thank you for responding to my mail & sharing info.

Understand, overall scenario is not too bad (slow but certain progress at site, new funds in place, SC/Govt. involvement etc.).

I was alarmed when Axis bank informed they have stopped funding this project (not taken loan, so far).

Has anybody taken loan in this group & how other banks are handling this project?

Are they still disbursing funds on demand?

Unitech is saying that all our funds are now put in Escrow A/C ( Axis bank Rajarhat).

Not clear how it secures our fund & project delivery. Can anybody elaborate?

I'll talk to Ranganath Pai & share info with you all.

I had similar trouble with HDFC. When contacted they said they are doing it to protect my interest. How though I could not relate as I would be paying penalty if I don’t pay to Unitech. I had to run pillar and lost and threaten to close the loan account only for them to disburse the amount. I had to argue that Hdfc has given me loan and not Unitech. However it seems it is a common practice for banks to do so with controversial projects.

Hope the fresco work is ongoing now.

I too have a property in Unitech Fresco, Tower8, Kolkata. I had booked this apartment in 2013 and possession was due in 2017. However, as like many of the other customers, the chances of getting a possession soon seems unlikely.
Let me know if there are any updates available for T8.

Also, if there are any additional forums where more updates are available, let me know.

I've got another demand letter, due on end May (8th Floor casting).

Receiving demand letter in 3-4 months frequency these days.

Ranganath Pai says, T9 completion is scheduled 2020/Q2 (current plan).

Shall appreciate feedback/information, like 

• Is everything/fund/collection etc.  in order in Kolkata Unitech project. Any visible Risk?
• Are you all paying as per demand letter? Have anybody got their unit in other tower recently?
• Update of SC case against Unitech?

I would consider it to be a positive sign if they are asking for demand letters. I called Pai last week for T6 and he says it is on track for June end.
I am worried if they do not send the demand letter like in 2015-16 time. What I hear is they are under pressure to complete the projects and monetise them. The initial project completion funding has been provided by JMFARC.

T6 still stands on a June end delivery date and T3, end of Dec.

He also mentioned T6 external painting has started. It would be great if someone could verify visiting the T6 site.

T3 is after T6. ( June end )

T3 is supposed to be handed over in Dec. end of this year. The last but one payment on ‘completion of flooring’ will probably come in Sept. ( that’s what I was told ) and then the final payment on delivery. 

My last payment was in Jan 2017, yes a long time back indeed !

You can call Mr. Ranganath Pai at 9831563625 after 10:30 AM IST for all your queries. He is easy to communicate with, honest and pretty helpful in this regard.

Pai is usually like that. He won’t respond or speak when he is on vacation. However what he told me that T 6 is done and by second week possession letters will be given out. Same is being confirmed by Arshia. You can speak to her as well.

They do not have any concrete update on T-8. I am guessing that once T-3 handover is completed, they will plan for T7 and T8. Unlikely that the interior work will start before middle of next year. Will plan visit by next month and see if I have any better updates.

The following delivery dates was recently shared by Unitech management with residents group (sometime on 1 October 2018):

"The tower completion schedule as obtained from Bengal Unitech Management as on 1st October 2018:

Cascades - 5 - 31.03.19

Fresco - 3 - 31.03.19

Vistas - 7 - 30.04.19

Fresco - 4 - 30.06.19

Cascades - 8 - 30.09.19

Harmony - 6 - 30.09.19

Air  - 31.12.19"

Tower 3 and Tower 4 delivery dates have moved from end of December 2018 to Q1 2019. That leaves Tower 7 delivery now being pushed to Q1/Q2 2020 at least. Can anyone confirm this?

This looks more or less correct a correct estimate.

Chitrak paid his penultimate payment in 11/2017 and got his possession notice in 07/2018, i.e. a gap of 8 months.

I paid my penultimate due in 08/2018 for tower 3, so expecting the handover in 04/2019 unless Unitech springs a pleasant surprise. It can go later too. I no more count on their words. Had enough !

I will be visiting India later next month.

Unitech haven't officially articulated the delivery date for Tower 7 but looking at the list I shared earlier it doesn't look like they plan to handover by Q4 2019.

I have emailed their local contact Krishnendu Chowdhury for confirmation. I suggest you do the same. Only couple of weeks ago he mentioned that tower 7 is scheduled for Q4 2019. Either Unitech local staffs are unhinged from reality or they are cooking up dates at their will. Unfortunately we are at the receiving end of a completely fraudulent company's ongoing criminality.

Had been to Fresco site yesterday and met Mr. Krishnendu Chowdhury to get the updates.

Tower 3, per Mr. KC is expected around March-June 2019. He asked me to call in Jan end to get a more practical (?) picture.

This newly seen delay is due to the reduced fundings coming in from JM Finance owing to some recent additional restrictions levied on these financing companies. 

I did not ask anything about other towers and you will understand why.

He admitted that work is very slow in #3 but ‘supposed’ to pick up speed in Jan. 

Flooring is done, window/door frames are in place. In fact, I heard welding going on. Elevators are at their disposal but yet to be installed. Parking spots and frontal landscape are being worked upon.

Thank you for the information.

I called one Sourav Das of Unitech last Saturday about the status of T3.

He said “oh, 3 ? This year”. I said man, this is just January and there are 11 more to go, so when do you mean ? “ mid of this year”, Das said nonchalantly. He also said work is going on in T3 only. ( I don’t know if he wanted to please me by saying so ) and also added that external painting is yet to commence.

Then, just to get a second opinion I called Mr. Pai. This Pai guy then said end of March handover and painting has started.

So you see how divergent are their estimates /view of reality working at the same damn spot.

I for sure know that T3 will not be physically handed over before May/June of this year and this is an optimistic view (Optimism - 😃 I haven’t learnt my lessons it seems working with Unitech)

My main concern is, I know I am dealing with a very corrupt and unscrupulous group of people, so ultimately what gets handed over, quality wise is a big big question mark since this unit is for my end use, to have a home in India as I am set to retire soon.

It goes beyond saying that investing in India was the single most worst decision I ever made in my life.

Thanks for listening to my rants but believe me it comes out of utter helplessness and frustration.

Didn't get a chance to talk to Mr. Ranganath. What I heard from current residents is that association has been formed. And there are legal steps in process against Bengal Unitech for mishandling of maintenance and overall management. This might cause further slowdown of work or whatever is happening.

Let me know if anyone would be interested to jointly file for action against Unitech in consumer court.

Thought to have something in Kolkata for my parents..medical requirement...its several years now...invested so much amount...I am really worried, why I did that...tried to sell too...looks no one is interested...is there any way out?

Any legal action or something? Other projected of Unitech are being handled by courts in Delhi...

Meanwhile as per Mr.Sourav tower-3 delivery will commence from end May-2019. It means themselves they are not sure when delivery will commence, let's hope for the best god knows when delivery will commence.

I am staying at 6. I see some slow progress in construction. I spoke to one construction fellow. He said they are working on interiors. I would say take May end or June for starting handover for T3.

Tower 3:
Unless the final exterior painting starts, question of tentative delivery timelines never arises and I don’t think it has even started ( Mr. Chitrak being a resident can say better)
And with India in full festive/jingoistic mood due to the up coming election, the handover is not going to happen soon.
I expect around later half of this year, not before that to be in the optimistic side.
I did send a mail asking for the status, but yet to hear back from them.
