Hi All,

Hope everyone is doing good. I happen to visit the property this week. checked only first floor. Many of the first floor flats have completed the curing. They are cleaning the stuff to get ready for flooring.

Flooring tiles are yet to arrive. I've requested them to inform me to verify the quality and color. Which is expected to arrive by next week. And the work on flooring will start from Block A from next month.

I'm not happy with door frames put. They are so very basic and lack quality. I visited Shobha and Brigade and checked their model flats. Their frames are much more superior than whats on our flats. I'm not sure if everyone feels the same. Please share your experience.

Thanks for the update. What time we can go and visit the flats from inside. Is it open for visit all the time ? I heard we can see the flats from inside only during sunday afternoon. Is it correct ?

None of my visits were rejected so far. They will give you helmet and you can visit any time. If there are kids along with you, then probably your visit will be

rejected for safety reasons.

I feel the same too. Thats brings another question which I'm very curious to know. How was your buying experience?

One of the reason I bought from Nitesh is for the name they carry. I cannot really say that my buying experience was good.

Except the sales executive, no one else are approachable and are courteous. None of the calls were returned and none of

the queries were answered promptly, I had to get things done only through the Sales executive. I intend to talk to the senior folks to give feedback but dont know to whom should I talk. 

Walking to site and raising concern wont help, cos there is none other than sales person at site. If at all if we want to talk, we should go to head office. But do share your buying experience.

I bought A 1st floor flat..( 2 bedroom), visited last week & i had asked for some changes couple of months back - none were accepted so far

The discussion, calls with Furshim is just wast of time. Not sure why we have customer service executive. They outrightly reject any request saying even minor changes to be done after handing over..

Even today i dont have good clarity on some many things.. every three months the design has been changed.

I have stopped visualising "My Home" as i see changes every time & parked it till handover. none of them in the site have clarity on the design.

Model house was suppose to come 6 months back & till date i dont see any progress.. & since most of the flats are sold, not sure they will come up with now.

 

Interaction with Manush - previous sale executive was good & he was vey supportive. The Brand made me to go ahead with purchase.. But today am not happy with the quality of the things they have installed - Door, window etc.

 

So there are only question marks ???? hoping Brand Nitesh will deliver at the end !

Rohan, I back you on this. This is exactly the same experience I have. Like I said in my previous mail, the sales guys are much more approachable than the Customer relations team. Sales guys usually have very less take post sales, seems to be that they are doing good job there and CRM team is waste.

Guys - I havent been to the site yet. But if the designs are changing from what was proposed then we should challenge them.

Based on what I have read below, we should strongly pick it up with Sr. Mgmt @ Nitesh.

I had been to the site today. Few points to note.

a) Met up with a new sales guy ( who has replaced Maanush). He was hinting that given only ~20+ apartments are left to be sold, there is not much interest from Nitesh Sr. Mgmt to get the model apartment in place.So it is likely that it will not see the end of the day.
b) On Design changes, Rajesh (another Sales guy) told me that only the Master Bedroom bathroom has changed for 3 BHK. Rest are as per the original plan. Do you guys know/see any specific changes beyond changes to bathroom ?.
c) Had a look at the door frames in few of the apartments in Block A & C. Rajesh claims they are teak. But I wasnt quite sure.
d) On specific requests, issues with CRM ream , the unanimous recommendation from these guys was to directly touch base with Greta Vinu (AGM) that leads CRM to make some material impact. We should reach out to her with the issues & if makes sense we should connect up as a group with her.

Today I visited again with my friend who is an Interior designer. 

1. The frame is definitely not teak. The front frame is same as other frames inside the house. So its for sure not teak.

2. The minimum size for the front frame is 3.5" x 4". Where as the size put is 2.5" x 3.5". This is the size of interior doors and should not be for main door. 

I think we should raise the concern. And unfortunately AGM is also not friendly from my experience. Lets try our best. 

Others, please have a look at your respective flats and let us know your feedback.

Hello Guys,

 Last week I visited site and found they have changed the spec for Windows Aluminium fame spec, from 3 track to 2 track Aluminum doors.
I saw the sample what was kept in Block A and it looks to be a poor quality (however I am not expect in this, may be some one who has knowledge in this area should visit once and check the quality). and also Today when I logged into Nitesh website even in here they have change the Aluminum door spec to 2 track.
and I am not sure with this will come with safety grills as well?

Its high time we need to keep track of Spec assured and changes. I do not know what else were changed.

They might change the scheme for new buyers but they cannot deviate from what is written in the agreement. If your agreement says 3 track, then you should get 3 track or refund other wise.

So from all this, I can say its not something you can sit quite until the possession. We should continuously monitor and check with the agreement.

And also as you said, Aluminium  door frames are not of great quality. I'm not aware of any builder who puts anything beyond this. From my friends and research I think UPVC are the best for such windows. There is little we can do as the agreement says Aluminium.

Good thing so far is the progress. They are on schedule as per my knowledge.

One additional update. I raised the concern on door frame with CRM. They came back confirming that the door frames are indeed Teak Frames. I am not an expert. But from what I have heard from you guys it does concern on the quality of frames.

This is first time I am writing to this group. My name is Chetan Patel and have booked a flat in D block.

I visited the site 2 weeks back. Model flat is not ready yet. When I visited then only plastering work was done in model flat. I called Furshim last Saturday and she told it will take 15 to 20 days more!!!

Model flat wood work is in progress.

B block C and D block 1sfloor flooring work is just getting started.

What do you mean by model flat they dont have plans? Did someone tell you? I was told by the sales person Rajesh about the flat in A block 2nd floor being model flat. There is wood work going on in A block 2nd floor, 2 bedroom flat. I even sent photos of them.

That is the only flat which has got wood work, false ceiling work, paint, and tiles for toilets done. 

I own a flat in C BLOCK, every time I visit I check if the model flat is complete. This update is really news to me.

I visited the site last Sunday. Rajesh told me the model flat is in A block, 2nd floor. But, I didn't check, just walked around the building. Noticed a new building under construction (basement work going on) in the back side of the project - must be the club house.

In terms of possession date - He says April'14

Looks like block wise possession.

I visited the site yesterday. Model flat is not ready yet. Guard told it will be ready in 2 more weeks.

I was just looking around the quality of material used. Personally, I am not impressed with the quality of sliding shutter in the Drawing room and bed room. It is bit lighter and it is having just 2 sliding door. So, we can't have one door with mosquito net, which means if mosquitos are more outside, you can't keep it open. In the agreement they have mentioned three frame sliding for windows (in model flat it is jsut 2 frame) but nothing mentioned for door!!!!

I want to raise this issue with Nitesh but if there are few more folks having similar concern then that would be good. Please visit the site, may be 2 weeks later, when model flat is ready (Hopefully!!!) and then we can discuss.

I agree with you. However, I did raise this concern to the Marketing person Rajesh who takes care of the property. He assured that what ever is mentioned in the agreement, that will be provided. And they have to provide that without fail what so ever. I'm monitoring on that as well. If they fail to do so, we will raise it to next level.

However, I'm with you on this. And also, the door frames are not teak according to me. I dont have a way to verify that, but strongly feel that the front door frame is not teak which should be teak. If someone familiar with wood quality, I request them to assess.

Went to the site yesterday.

The project is going to be SIGNIFICANTLY delayed. Looks like the most progressed "A" block itself might take 6-8 more months for completion.

Mine is in F block which is easily going to take another 18 months more months from now :( It just doesn't make sense to pay pre-EMI for builders mistake (late possession).

Any idea from when Nitesh will start paying us penalty for late possession? Also, how much is the penalty amount?

Right now, she is skeptical about E&F blocks for September 2014. She informally told me December 2014 for E and F block.

All these details are coming out after I started asking her about late possession penalty payments.
