Dear all,

I am trying to understand and to study the Business Model of Coworking Space within a collaborative thesis. I am reading some books, but I'd like your opinion, because you are directly confronted to a Business Model. Do you use a proper Business Model? If you want to share it with me, I will put my thesis online soon and we can build together a base for a Coworking Space's BM.

Best,
Kevin Ilardi

**about me: My name is Kevin Ilardi, international student actually at Saxion University, Enschede, The Netherlands. I am based in Grenoble for 4 years ago now, and I am involved in the collaborative economy thanks to OuiShare community. I am writting my thesis about Business Model of Coworking Space (and FabLab) within a collaborative document because I am aware that I don't have all the knowledge, so share with you is more interesting.

Thank you

Kevin,

I love the idea of an open source coworking business plan!  I've talked with folks before about ways to go about this and have it on the list for a possible Open Coworking/Coworking Wiki project.  We should coordinate so we can get the most traction and visibility.   Let me know how we can help.

Hi Kevin,

Do let me know when you get your first draft online... we have been building and co-ordinating a network of independently owned and operated coworking spaces in Devon, UK, and although we have not opensourced the business plans (as they are not ours to opensource) we have been publishing resources such as design and marketing toolkits with creative commons licenses - available at http://www.devonworkhubs.co.uk/

Right now we are trying to get a fablab off the ground with a collaborative, opensource approach, as ever the challenge is the revenue side of things, but everything to date is on http://www.linkedin.com/groups?gid=6523124 - you would be welcome to get involved in the process if you wished?

Best wishes,

Tom

Hi all,
Nice! There's already a page about business plans and some templates in the coworking wiki - http://wiki.coworking.com/w/page/16583286/Business%20Plans
Feel free to add info or edit what is there already.
Cheers,
Cristina Santamarina

Luca,

There hasn't been much movement on the open source coworking business plan but it's an idea I'd love to see get some traction!   I'm happy to talk with you more about it and what it is you are looking to build.

Sorry i've been busy for a while!!

I'm starting working on a bp for a non profit coworking. The target is set to aggregate professionals belonging to a Board, like engineers, architects, lawyers, etc.

I'll keep you up to date, any hint and suggestion is warmly welcome since i've got no idea on how to start ;)

first problem, how to lower down the cost for designing the spaces. I'm working on a module of about 500 square meters, thinking on how to "modularize" them to scale up to bigger surfaces once started.

thanks in advance,
Luca

Feel free to take a look at the Make a Space Kit, which we have been developing for several years which incorporates best practices from a variety of different space outcomes-- coworking, maker space, fab lab, project economy, etc. and leads through the formation and life cycle as a project plan. There are related templates for budget and cost structures.

Would love to know feedback on this!

Thanks!

Hi All,

I'm very late to this thread but was just working on a back of the envelope financial model for coworking spaces. See attached excel document. Assumptions are based on my knowledge of typical NYC numbers. Feel free to use, edit, comment. I'd love some feedback.

All the best.
