What time is the HOA meeting this Thursday? They mentioned at last meeting it would be at 7:30 but posters in mail room states meeting is at 7.

I just called the HOA office.  The next HOA meeting is at 7:00 p.m., Thursday, June 20th  and held upstairs in the gym building (old leasing office).

They really don't act as though they want the residents to come....what happened to 7:30 on the deck outside?

If we look hard enough in our CC& R's, I am sure we can find documentation about what type of notice the HOA has to give everyone regarding information for upcoming HOA meetings.  I haven't seen anything in building 10.

Maybe it takes time to approve the changes.  Politics.

Where is the old leasing office?  Upstairs?  Is that where they built the conference room for the HOA and Board Members?  Where Amy used to be in the warranty office?
Are we trying to make it more private and more secretive than it already is??

SJW - check your glass display case in the mail room.  They've been posting it there rather than in the elevators and lobby doors lately.  They aren't very consistant but it does seem like they always post inside the glass.

26-28 in attendance. (might be a record!) A lot of new residents came.


UNOFFICIAL HOA Meeting 6/20/2013


Executive session 4pm – legal, disciplinary, 3rd party contracts.  


Treasury Report - financial statement as of April 30 – approved.

  • no deliquencies

  • fire alarm work -

  • electrical work - $1600

  • hoa office remodel $6300

  • final payment for fence between 16 and 17 $2200

Purchasing approval limits – used for emergency expense

  • HOA office $1500

  • 1 board $500

  • 2 board $7500.

  • Asking for: Treasure / secretary limit to $5000

LDI (landscape development Inc) for landscaping – 1 year renewal contract. Currently a month to month contract. 1 year – approved.


New Business:

  • Association earthquake insurance renewal – approved.

  • Board position appointed – lot of interviews were conducted. Amber Hill.

    • Spanish / public relations / degree in business.

    • Background working with membership organizations.

    • Building 10 – common area paint $3400 by david mora. Approve

    • 15 areas that needs to be repaired in bldg 10 - $1100 - Approve

    • Bldg and safety inspection on the elevator – door closures in the maintenance room for the elevators- $2093. - approved.board

    • Access gate replacement and improvements - $1850 Burbank Vehicle Gate repair

    • $600 Juliana Vehicle gate repair, Owensmouth gate $7900- money coming from reserve account – approve.

Management Report:

  • New coffee machine at the deck. Sports drinks will also be available soon.

  • New areas may be introduced for residents for entertainment areas throughout the complex.

  • first week of July – new tot lot will be done. (2nd or 3rd week of July – grand opening)

  • Action Trivia - @ the deck with prizes end of June.

  • If anyone wants to volunteer their time – rules and regulations committee is open for anyone who wants to be a apart of it.

  • Elevator renovation is completed on 10th of June. Service elevators will be looked into at the end of the year. $230,000 approximate cost.

  • Spa at the main pool is complete.

  • Metal roofs to be repainted at the end of the year.

Homeowners Open Forum:

  • Wooden arm of burbank blvd gate is always broken – inconvenient. Clicker / metal arm. Ron says metal arm will damage the car and HOA will be asked to pay for it.

  • Resident says her husband saw someone purposely run through the burbank gate arm.

  • Resident says they try to creep through behind at the burbank gate.

  • Resident says people who don't live here are waiting for someone to come open the gate. Need to let residents know when guests want to come, they need to not wait at the gate. Ron says all visitors need to go through the main gate not through the burbank blvd gate.

  • Resident wants sign that says surveillance signs would be a good deterrent. Maybe add that your license plate is being reported.

  • Resident wants water softener installation for the complex – water has too much chlorine. Please see if it is possible.

  • Bicycle cage – residents bike was stolen. Reported to the police. Tiara said they provided this cage for resident bike protection but instead bikes are getting stolen from the cage. HOA can't take responsibility for stolen bikes from the cage. Tiara said maybe they will add a video camera. Resident says not all bikes are registered with HOA and do not have stickers. Tiarra said that homeowners are giving away bike lock codes to others. Resident says why not change the bike lock code every few months.

  • Bldg 12 resident says no parking in front of her patio – all weekend limo is parked to pick up residents and people not a resident at 10:30pm. 3Am they come back and it's very loud. She has to call security to send them home. Security told her to call 911 but she doesn't understand why when this parking spot is part of the Met.

  • Resident says to put up signs that a certain time at night to keep voices down. Send out a letter to inform residents. Difficult to be woken up and fall back a sleep at 2am.

  • Resident says a car alarm goes off late at night everyday but security says they don't know who's car it is. - Ron says to call every time and incident happens so multiple reports can be made and a fine can be given. Teri says there is a process to fine residents so it does require multiple reports.

  • Resident says a crazy person throwing business cards on Juliana – he suffers from schizo and lists names of residents and pictures. Go to his site if you are interested. Tiarra says that he is mentally ill and he is a president of the board lives on the complex next to the Met on Juliana. $3500 citation ticket was given but is not resolved. They have contacted the complex next door to please stop the litering because it is affecting our complex. They have maintenance 3 days a week, maybe Met can do 2 days a week to clean up. Early 40s male drives a convertible. Resident says they want to see who it is so people can be extra careful around this person.

  • Resident from bldg 14 – unhappy with our elevator service, without elevator for over a month, only 1 elevator. Its been out twice. We have 2 people who are pregnant who had to move out for a while. Ron says with new engine there is a break in period. Vendor went around all the elevators after all elevators were done to check. He did finish fine tuning all the elevators and should be running from now on. Ron is tracking all the downtime of all elevators so please report it to Ron immediately. Ron followed up with bldg 13 because of weird noise. They should be running a lot better.

  • Resident from bldg 14 – not enough security. Her mailbox was broken and a check was stolen from the mailbox. Bldg 14 has had 2 burglary, her bike was stolen, Why don't have camera. Lets start with cameras in the lobby, exits. Capture people doing crime. Very unsetteling. She has had to install a security system after the break in. We have security but not enough security. Mail box was broken in end of May. Tiarra said she didn't hear any reports about it recently. You should ask residents if they want to increase hoa fees to install cameras in certain buildings.

  • Bldg 5 - area where you can take your dog to – fence to go outside is in really bad shape. Someone pulls the fence bars apart to the dog can go in and out. It's also rotted out.

  • Bldg 5 1st floor maintenance? Yellow cone is there for 2 days now. Washing was a few days ago. The cone is still there and people are sticking the tissues on the stairwell doors. Ron says it is a ongoing problem where residents would vandalize the doors. Security goes around to report it. Bldg 11 card reader was just installed for $11,000 for just 3 card readers. They are very expensive.

  • Resident wants a online forum where residents can communicate for any issues like this. Tiarra said that they set up a neighborhood watch program. We need building captains for each building. You can send messages to office dense for anything. Tips to LAPD. She says she needs people to volunteer for this. Tiarra says he met a web developer who works for Radco to create a website for the Met. Resident said there is a nice resident forum up and running called Met Google Groups. (KUDOS to her!! )

  • Resident in bldg 10 – 2 trees were removed but asked the trees to be replaced. Ron said they are considering it with the board. She has also had numerous warning letters – but when she calls about the items but wants to know if there is record of who is complaining. Resident or security because she feels discriminated against. She feels that she has the right to know who is accusing her. She had warnings where her plant was over the railing slightly but when other people have bigger trees going over the railing, why she is getting discriminated. Tiara said she can tell you if it was a homeowner complaint or security complaint. she can't give out the persons name or unit number. Tiara says sometimes residents may have received warning letter but choose not to obey. Sometimes it could be overlooked as well.

  • Why can't we have flowers on the balcony. She has a trellis on the balcony. HOA says you can as long as it is well manicured and potted. People have things on the walls and things hanging.

  • Resident wants to know if the design is already done with the tot lot or can residents add comments and suggestions? Tiarra said its already done and it will have wood chips. Resident says wood chips are very dangerous. Tiarra said that the person they hired does a lot of playgrounds and she can talk to him about it but plans have already been done.

  • If you rent out the unit and don't live here a homeowner are using gym and pool. If you are a homeowner and you have your sister renting, you can use all the amenities. If you are a homeowner with random tenants and coming in with your family to use the gym or pool, it is not allowed. Board will be discussing and fine tuning the access card usage.

  • Outside bldg 5 on Canoga is all mud at the pedestrian entrance. There are big dogs that are not picking up and dog pooping on the side walk and not picking up. Can we add poop stations on Canoga where the bldg 5 tables are located. Lighting is also dark for bldg 5 where the steps are. Ron says that they will be working on more lighting for different areas of the bldgs.

  • Resident in bldg 9 says resident smokes constantly and have their door open and fan on. The common area smokes. He can't use the living room because the smoke is coming in. He has a baby and is becoming very dangerous. Tiarra says that narcotics division went out and did not find anything illegal. They have removed the cloth over the front door. Resident says they are renters. Tiarra said there is a disciplinary action for this unit. They are doing the best they can.

  • Resident would like to have outgoing mail slots in the mailbox. Tiarra said they will go to the usps to ask for it. Supervisor said no they don't want to do it because of high risk. Too much mail theft. Also requesting a big usps mailbox but was turned down because we didn't have enough people in the complex. Tiarra will ask again.

Excellent note taking and accurate reporting.  This was my first HOA meeting, I'm embarrassed that I haven't participated before, but now I plan to attend all of them when I'm in town.  I really like living at The Met, so I think the more positive/constructive comments that are presented at the meetings, the whole community will improve.  It would be nice if residents attend even if they DON'T have something to complain about, I think the Board and management company needs to hear positive comments, as I actually think they are doing pretty well.

Thanks for the comprehensive notes, Yuka! 

Unfortunately, Thursday nights are out for me due to work.  I wish they could hold meetings on another night.

I think the Met is run well and it definitely is a challenge for over 1000 units.   That being said, I am almost positive that things can be run more efficiently. 
With close to 3.5M running through this HOA every year, just like any business, you need to make sure efficient and cost saving processes are in place.

Would be worthwhile to hire an accountant to analyze this.

Also, I still think the books need to be audited from an independent accountant AND earthquake insurance coverage needs to increase from $5M - this amount will not cover much for the whole complex.
