Hi All,

Trust things are fine at your end. Its really been a long time since a mail was dropped in this id, thought of taking this opportunity to know the well being of all the fellow buyers in this group.

Has anyone got information regarding the 4th installment to be demanded by the builder, everytime I enquire in their office, I receive the reply "abhi 10-15 din lagenge".

It would be pleasure to hear if anyone has any information regarding the proceedings with the builder and also how the construction work in going on at the site.

·         At  the time of booking 10% of BSP.

·         After 395 days from the date of booking 50% of EDC/IDC.

·         After 425 days from the date of booking 100% of Car Parking.

CONSTRUCTION LINK PLAN (CLP )

·         Booking Amount 10% of BSP.

·         Within 60 days of booking/allotment 10% of BSP.

·         On start of foundation/within 120 days of booking whichever is later 10% of BSP +33% of EDC+IDC.

·         Within 180 days of booking/Ground floor slab whichever is later 5% BSP +33% of EDC/IDC.

·         Within 240 days of booking/ 2nd floor Roof slab whichever is later 5% BSP +34% of EDC/IDC.

·         Within 300 days of booking/4th floor Roof slab + Brick work start whichever is later 5% BSP +50% of Car Parking.

·         Within 360 days of booking/ 6th floor Roof slab whichever is later 5% BSP +50% of Car Parking.

·         Within 420 days of booking/ 8th floor Roof slab whichever is later 5% BSP.

·         Within 480 days of booking/ 9th floor Roof slab whichever is later 5% BSP.

·         Within 540 days of booking/ 10th floor Roof slab whichever is later 5% BSP.

Hi All,

I am a new joinee in this group. I have my booking in A2-1106 and recently got the Demand Note for 4th installment.
But, worst part is : Even after continuously chasing them, they are not sending the demand notes on emails and also not giving the enough time for payment. Ideally atleast 15-days is the duration for the payment due date from the time of issue.But, I got the letter on 27th Feb and last date is 4th March.

All, please share if all are having the same concern.

Yes Pavan.

Same is the case with us, so we've asked for more time. I'm planning to give them PDC dated 11th March i.e. 7 extra days.

We have two flats in A2 tower.

Ye i have same concern, got letter on 26th, they posted letter on 25th, I submitted demand letter to bank on 27th, and bank will release payment by 4th and obviously it will get delayed by the time it will reach builder. Bank was to pay 200000 and I were to pay 57000, I l already paid my due on time, but who will be responsible for late payment. Ideally due date for us should be 12th March, as we received letter on 26th.

I have flat in A1-1208

Let me tell/inform u all that if we don't make the payments on due date due to ANY REASON, nobody will listen to us and we have to pay all the late interest money (@18%p/a) as mentioned clearly on the demand letter and builder buyer agreement and this money will be demanded at the time of possession only. At this time builder will say "KOI BAAT NAI SIR, AGAR PAYMENT KUCH DIN LATE HO JAYEGI TO", but later they will not agreeI know this as this has happened to many of my friends. So please make sure that ur payments should not delayed due to any reason.

I received the demand letter on 26th with due date of 4th march. It seems this builder has to be more contemporary than being so conventional. The have to make the better use of technology, in terms of sms updates to buyers, updating thir website on continuous basis with updates of construction pics. Talked to them several times but to no use.Moreover they need to build a brand value, it cant be achieved using multiple named like ashiana realtech, reliable buildtech and dwarkadhis buildwell. Lets hope for the best and keep our fingers crossed.
