Good Monday morning, all! Have a new question that I know what I think but would like to have other views as well.

As with all our centers, when you become a member you get access to the wi-fi services. And if you're a day trip person you get access. As a rule, we change the password on the secure access every month, but now I'm getting people who JUST want the access to the wi-fi (one being my landlord). I wouldn't have a problem with giving it to him except that he refuses to do work on our space, and when I asked if we could get a price break on rent because we were putting in a LOT of work and money to fix up the building, his comment was: NO, if the building is in better shape, I can charge more rent. SOOOOOO -- I'm not too concerned about giving him wi-fi access without pay for it. What are your thoughts?

Thanks, guys.

It sounds like wifi access is one of the benefits of membership, so if I were you I would have no problem telling people that if they want wifi access, they need to be a member, this is not an a la carte menu.

Also, your landlord sounds like a jerk.

Give him access, and make him clickthrough a EULA to access. And by that I mean, degrade the bandwidth he is getting, monitor the access, and blackmail him with the porno he downloads for repairs and better rent.

<cough> I mean, it is good neighbor relations to offer Wi-fi access as a service to all the local customers.  If your bandwidth is good enough, it's a relatively profitable side business, with the caveat that you then have to think about DMCA and suchlike.

There's no free lunch.  Charge him a monthly fee, which you can then deduct off of rent.
How else are others just using the wi-fi - your other neighbors?  Or people who come in who just sit on a couch, but not a desk..

I have had this happen in our new location. Several of the other
businesses wanted to access our wifi since it's by far the fastest and
best in the building. I actually turned them all down even though some
were willing to pay. Wifi is our most prized "physical" amenity and
without it we wouldn't exist. I chose to preserve our bandwidth and
security by not opening it up to non-members.

As for your shitty landlord--consider moving when your lease it up. We
had to move b/c of our crappy landlord and even though the move was
expensive and time consuming we're 1,000 times happier to not see his
face every day. Our new landlord is incredible!

I only give the password out to full-time members and the AMR ambulance folks who were first on the scene when Carol died (http://ForCarol.com) ....they use it at night from the parking lot.

No one else gets it.  If a member leaves the password changes....

Thanks, guys. You have all pretty much stated my feelings. Unfortunately, in this little town, there are few buildings available and the ones that are are smaller and highly obscene in the asking prices. So, I'm pretty much stuck. The other problem is, we've been here since June of last year and have YET to receive our lease. At this point, he could say "bye bye" any time, now that we've fixed the place up for him. I have to tread lightly here, as much as I hate it.

Hi Niki,

I may be chiming in kind of late but get your lease signed before spending any more money on someone else's property or you may find yourself out and the property owner benefitting from all your effort & expense.

As to WiFi access consider giving him access in order to keep the peace but as someone else mentioned throttle down his speed and he may go away on his own or subscribe to his own service but dont mention the throttle down to him/her.

Niki,

I am a landlord in Chicago and without a lease you may have put yourself in a real legal liability problem.  Your liability insurance may not cover you without a lease. As for kicking you out your landlord may have more of a problem than you.  If you have improved the space and been in occupancy for a year he will have a very hard time evicting you if you are willing to pay a fair rate or have a offer from him in writing.

As for WIFI I would be concerned for a future lack of bandwidth.  He should have his own.  We supply free of charge general use of WIFI for our tenants.
