Hi All,

I applied for Balance transfer of home loan to SBI bank, But today they rejected my home loan application by giving me in writing that

"THE LEASE PAYMENT PLAN OF THE BUILDER IS STILL PENDING TO NOIDA AUTHORITY".

My concern here is, even if we get the possession but still we will not be able to get the registry, because of above mentioned reason.

My other question is, if the builder has got the complete money from us then why dont it pays to the authority ? Like GAUR and other builders did.

Do any one has any idea about this ?

    Once possession letters are issued then only we would allowed to enter the premises to view our flats before that due to security reasons they are not allowing us to visit the site.

    What is the date on your allotment letter?
    They are giving different dates to different people.
    Earlier we were told that we will be handed over the possession of the flat
    as per the dates on our allotment letters, which in our case completes 33
    months on15th March 2013.
    Then they promised VERBALLY that we can expect to get possession by April
    or May.
    To Mr. Neeraj , they said June -July and now to you they have said Sept
    -Oct2013.
    All these are evasive tactics, so that we do not take the matter to the
    Consumer court. If they are serious, why are they not prepared to give in
    writing?
    Let us get together and tackle this issue seriously. if we want possession
    by Sept -Oct 2013 we need to act NOW!

I think Amit is right, In my opinion we should go jointly paramount office and ask for registry/Possession.

I've heard so many version of possession date (July, Sept, Dec, March 2014....). I guess they are not having any plan or roadmap by when they'll give us possession. They are just saying July/Sept to give us a feeling, possession date is very near but they'll keep extending 3-4 month every time.

Is it something which we should get clarified from the other banks - PSBs. So as to check if its the case only with SBI
Can someone pls check as I am not in Delhi otherwise could have checked by myself

Could u please check with SBI what do they mean by Lease Payment Plan.

1. Is it related to stage payments to be made by builder to Noida Authority

Or

2. Payment to be made by builder and or allotees prior to execution of Sub Lease deed by builder, allotee and Noida authority.

As far as my understanding of sbi is concerned, they only fund projects where the land is freehold and probably thats why they dont fund any property in noida but do so in gaziabad. This can however be validated.

This is my understanding too. They do not fund Leasehold properties. And entire Noida is on Leasehold basis..

As per my knowledge, SBI has given loan for floraville. I've seen SBI promotion standouts in sec -137 sample flat.

I guess this lease payment is related with yearly lease payment. Builder has to pay the 10% land amount every year for 10yrs. Lot of builder has defaulted the payment and I guess Paramount is one of them.

Dear All,

SBI has funded Paramount Floraville for sure. Even I have taken home loan from SBI only. I am not sure about this recent development because of which they are not allowing new loan sanction for this property but SBI has funded many cases in 2011 & 2012.

I have also taken a Home Loan from SBI  Main Branch. They have easily finance to me. I dont know how they are saying that SBI not providing the loan.
