Revisiting flooding again and again! A so called 'hundred year flood' happened over a year ago in my area and we thought that is the end of it! Never to be caught with another flooded basement again, so decided to have a higher insurance deductible $3000 believing we won't need to worry that basement damage again after we installed a new backup pump. However as reality would have it, there comes another bigger flood Mar 13th, this time over two feet high! Culprit? Power outage up and down many states around us resulting in delayed service, so even the backup pump run out of juice and the ceaseless rain over a feet in two days overwhelmed the rivers. With this much water, the HVAC, water heater were damaged, wall sockets flooded. Luckily FEMA help out so our financial damage a few thousand dollars all said and done. Noting the water level damage, the insurance co don't even bother checking and write us a $3000 check, the max limit for sump pump failure.

Looking back, this was not all a negative experience though this was a 7 weeks period of very high anxiety due to worry over gas and electrical dangers. So wikied like crazy and learned as much as possible and buying all the necessary electrical testing tools like the non contact volt tester, current clamp meter, digital multimeter to test water logged electrical stuff. An old test pen with a barely visible light is a dinosaur that is downright dangerous and out the door it goes!

With a higher 95% efficiency HVAC rating vs 80 before, we may actually come up ahead in resale value, who knows? Ditto water heater, expired shelf life. So the flood is like a spring cleaning forced on me! This time they were elevated one block higher to reduce risk of damage.
.... and then there was this massive flood in Nashville, TN area last week that never happened before, at least over 50 years before. And yes, I forgot I had being to the Grand Ole Opry (bragging!) with John way back in our wild drive around neighboring states in the late 90's. That place is now massively damaged as reported today.

All these brings me to this observation: If one stay put in a place long enough, either very good things will happen or very bad things will happen... like the dinosaur went extinct due to the gamma ray burst radiation ... as related by Stephen Hawkings in the Discovery show a week ago. Yes, even earth is not a safe spot, time to go to Mars and beyond!
