Injustice in 7% Stamp duty of Yamuna Expressway, While in NOIDA and Greater Noida is 5%

Dear Safal Ji and All

The charge for stamp duty in YEA plots is 7% (stamp duty 5%+ development charge 2%) while in NOIDA and Greater Noida plots the stamp duty is only 5%. No development charge is taken  in Noida and Greater Noida authority plots.

The additional development charge for YEA plots is taken wef 2016, earlier to 2016 there was no development charge for YEA plots. only stamp duty of 5% for YEA plots.

From 2016 onwards total 7 % stamp duty (stamp duty 5%+ development charge 2%) is charged by Registrar office.

One query raised : Why additional development charge of 2 % is taken by registrar office , while plot allotted by YEIDA. YEIDA has acquired plots from farmer at  rate within Rs. 1000/sqm, later  Extra compensation of  Rs1330 /sqm was given. While allottee has paid Rs. 4750/sqm+ Extra compensation of  Rs1330 /sqm.

So allottee has already paid excess amount to YEIDA for full development of YEA area for Road, Electricity, Water, Sewer, Park and other utilities etc, then why 2% development charge is being taken by registrar office at the time of registry.

YEIDA is a loot authority which is hell bent on earning money from anywhere and everywhere. They have not been able to provide any services on their own and are charging for each and everything more than other authorities. We should give a representation to CM office regarding this loot by YEIDA.
