Hi aranab & other mates,

One bad news for all. the central govt has declined the proposal to
built airport at Jewar on 29th may, can check on web.

This is going to have a huge impact on all plots rates.

Ya Aranab, i have applied for one plot under Payment Pan A & One Plot
under Payment plan B.

I believe that the price of 4750 per sq metre is the present
prevailing market price, but when there is any government allotment,
it is normally at lesser rates, so i m not expecting any premium more
than 300-400/ sq metres. Whats your idea on this.

With the proposal for an international airport at Jewar having been
shot down by the Government of India, the Uttar Pradesh government has
now proposed an international airport at the Buddhist destination of
Kushinagar.

“Apart from boosting tourism in the state as many domestic and foreign
tourists visit the Buddhist circuit, the airport will ensure
development to the area, besides generating employment in the eastern
part of the state,” said Principal Secretary, Tourism, Avneesh
Awasthi.

Recently, a group of senior officials of the department of tourism,
civil aviation, irrigation, revenue, PWD and Special Area Development
Authority visited Kushinagar to inspect the proposed site of the
airport.

The government is ready with an initial Project Definition Report. To
prepare a Detailed Project Report (DPR), it has hired a Mumbai-based
consultancy company, ILFS Infrastructure and Development Corporation
or IIDC.

The price of Rs 4750 SQM sounds right for YEIDA. Because, in Umang
City Ads which I saw it on the web, is selling for Rs 2000 Per SQ Yard
and is located towards Aligarh (some 18 kms from YExpressway) which
would be 35 kms away from Sec 21 Yeida. Regarding price appreciation,
all land prices appreciates over time. After few years, the average
price increase is 15% per year (means the land price doubles after 5
years or so) only in India.
The Jewar airport project will be a set back for YEIDA however the
land is already earmarked for this purpose. So wait till year 2015 or
so, IGI airport will be overwhelmed with the traffic and will be
looking towards a second airport. All good news shouldnt come
together. So in year 2016, when the airport work starts, YEIDA land
price will simply double. World recession is going to be over by 2010
and after that India will again experience boom in its economy. Lot of
artificial US fed money is being printed (some 15 Trillion Dollars so
far), and that money will be flowing into India / China again. So
again another ecomonic explosional growth in India.

I am not planning to sell this property (for that matter any property
I own) in near future. For me, this is like a forced savings (say 20
year bond). In mid 90s, Greater Noida plots were going for 2 lakh and
that too Rs 20,000 intallment for 10 years and like a fool I was busy
buying flats in Delhi those days. Now, GN/Gurgaon plots are selling in
Crores (my goodness).
So have patience.

Regarding your last question, of Rs 4750 per SQM, what kind of premium
we can expect ?
The ground reality is, we are paying Rs 5700.00 per SQM and not Rs
4750. You need to consider the 10% Registration and 10% Lease.
Secondly, the plot's physical possession will happen only after 75% of
the amount has been paid which works out to 7 installments [ means 3
and half year from Oct 2009]. Which would be April 2013. At that point
you will be able to sell the plot and not prior to that.
So by then, Yamuna Expressway will be operational and Eastern
Metropolitan Expressway is also expected to be complete. Formula one/
Night Safari will also be functional. Delhi Metro would have reached
Greater Noida (Pari Chowk) by then.
These 3 triggers are enough to double the plot price to say Rs 12000
per SQM by mid 2013.

Don't get disheartened by one negative news of Jewar Intl. Airport
which will happen after few years.

This is my take at it. Let us know what you guys think.

Hi Arnab & Ashish...

Its true that Jewar Airport Proposal has be shot down by the central govt.
That is, as of now, so is the status.

However, one needs to remember this was done solely on political basis.
Knowing the way Indian democracy works... I wont be surprised if in the near
future, central govt. makes a U turn on this. Besides, Jewar will always
remain the front runner, if and when, any such need or proposal takes place
in the future.

Also to remember, there are many cities and towns in NCR that have benefited
with shooting land prices in last few years, that don't have any airport...
or even a proposal for an airport. In fact most of development takes place
only when private builders start investing in an area. Majority of YEIDA
will be built by the private builders. With the amount of land available,
private builders will look this way... sooner than later. You only have to
wait for couple of more years. There aint much of a choice left in NCR
anymore.

That said, there is no doubt development at YEIDA would have definitely
benefited in a big way had the airport been approved... However, its not the
end of the road. There are many other triggers of development and this part
of NCR will continue to witness excellent growth in the future, with or
without the airport.

Hi Safal,
What I saw in NDTv Profit is, currently DLF and Jaypee has already
procured vast patches of land in YEIDA. Apparently the adjoining 500
Hectare land beside Sector 21 on YExpressway belongs to JP.

Yes Arnab,

Apart from Jaypee and DLF, Ansals are also in foray... Right now most major
developers are laying low... Wait for a few months and you will hear a lot
of news regarding private developers entering YEIDA... most of them already
operating at Gurgoan.
