agent fees for Home loan

Hi!

I am looking to get this plot of mine financed through some bank.

I got a call from one of the LICHF agents offering his services to
facilitate the loan. he is charging about Rs. 5700/- for his services.

Can anybody please tell me if others are also being charged this kind
of fee and if so is Rs. 5700/- reasonable for the or others are
charging less.

Please go for the agent/consultant who will ensure the loan within
time.. only agent fees is not important..one should look at the
service and commitment to make the loan available in time.

You can also contact Mithlesh(hdfc bank): on this number: 9312490101. this person is from HDFC bank and will not charge single penny. I have already confirmed the same with Mithlesh.

Yeah most of the agents don't charge loan applicant and provide you
with timely service too.
Recently I took loan from Axis bank and agent from that bank drove all
the way from Gurgaon to Delhi couple of times to take care of all the
paper work . As he was getting commission from Axis bank itself.

FYi.. Today only HDFC has reduced interest rates to 8.25% locked in
for 3 years.This makes HDFC more lucrative then SBI. Not sure about
their early termination and processing charges etc.

Sanjay, Just wondering if you did some analysis around overhead cost
with HDFC.

Dear Anurag,
Agents do get commission from LIC or the Banks. It all depends upon,
whom you are dealing with. I have seen LIC/UTI agents giving you some
money back from their commissions (which they earn from the LIC/UTI).
Also I have heard stories of people paying Rs 50 - 60K, as a bribe to
Bank/LIC's loan/dev. officer.

A normal loan agent fits in, between the above 2 scenarios. A little
commission is OK as that person also has to make a living and put food
on the table for their kids. Lets not forget that.

Point to note:
 
Employee of banks from AXIS/HDFC or any other bank will give you only positive side of the picture as they have to get customers.
 
A Consultant works on a different scenario. Being a consultant, We have to address the issues and concerns of our clients and not that of banks.
 
"CONSULT"ant is one with whom you consult your situation and he gives you the viable and correct solution/suggestion in that particular situation.
 
We dont have any favourites in terms of banks. Nethier we get any Salary commission nor any Commission. We take decision based on requirements from clients (end user who is applying for a loan)
 
We suggest our client what is best for them. I have faced the situation eariler in my life and have "burnt my hands by dealing with these polished employees".
 
Always look for neutral suggestions...

Dear Arnab,

I agree with you. I also got a call from a LIC agent who told me that
he can give me .25% off on overall Interest rate for whole tenure of
my loan (15 years) and take no commission if I take Life Insurance
policy from him.

I was just sharing my experience with Loan agents.
And provided the strong negotiation nature that is common in Indian
market, I am sure most of the people will opt for bank loan person who
takes no commission for loan and may not give even a second thought
for persons family and food for kids.
Wish people are so considerate as you mentioned then we will not so
see so many poor people exploited by big and small business persons.

Arnab,
I do not know about LIC but HDFC is not giving commission to any agent
& they do not have any agent. I think main thing is service,
commission does not matter. Agent is a single window service. There
are too many documents by pass too so agent can help. My friend
approached to LICHF & HDFC through website but could not get any phone
no to discuss with authorised gentleman despite getting prompt replies
on emails. He is NRI so the last resort was agent & now he is happy to
get the job done.
Here one loan consultant is our forum member too. We can take his
services because if any violation we can complain here in forum at
least. There is no harm if our forum member gets job for his genuine
services.
