The Yamuna Expressway Authority is going all out to create one of the
largest industrial and residential sectors along the Yamuna Expressway
with a revised master plan. ABHIGYAN writes Arevised master plan has
been finalized and approved by the board of Yamuna Expressway
Industrial Development Authority (YEIDA) with an eye to becoming one
of the most modern integrated industrial corridors of the country in
the coming years. Development of residential sectors is also in the
pipeline.
According to the master plan, out of 2,30,000 hectares (up to Agra),
50,000 hectares (up to Jewar) will be developed in Phase I for
residential and commercial purposes.
L&T RAMBOLL conducted the feasibility study for YEIDA on the master
plan. The consultant has proposed that the project of an international
airport (in Jewar) and an SEZ should be taken up together.
The airport is proposed to be a passenger and cargo terminal. The
project has already been sent for approval to the government of India
by the Uttar Pradesh government. The development of Yamuna Zones will
take place in two phases. For the development of the first phase, a
Singapore-based firm has drafted a plan for roads and transport, while
TCA has formulated a road map for water, sewers and drainage.
The Yamuna Expressway Authority (YEA) has allotted 21,000 residential
plots, in 300 sq m, 500 sq m, 1000 sq m and 4000 sq m sizes in Sector
18 and 20 (near the Night Safari project and the Gautam Budh
University), which are situated on the Yamuna Expressway. Over 2.10
lakh residents are expected to be accommodated in the developing
sectors of 18 and 20. Surtech and Rudra Abhishek Consultancy have
submitted their survey report for basic physical infrastructure like
water supply and sewerage. Tata Engineering Consultancy has also
submitted a report for peripheral development.
S K Dwivedi, the chief executive officer of YEA, says, "As a lot is
happening in and around the Yamuna Expressway, we are committed to
providing quality infrastructure to the allottees with in a time
frame." According to a report, 1,300 million litres of water per day
(MLD) will be the requirement up to the Jewar stretch (being developed
over 50,000 hectares). Out of this, 53 MLD will be required for Sector
18 and 34 MLD for Sector 20, which are 17km from Pari Chowk, Greater
Noida. There will be four water treatment plants and six sewerage
treatment plants located in Sector 18, 25/26, 24, 3/4, 5/6 and Machhar
village near Jewar.
A 13km internal road is almost complete, which will connect the
developing residential areas of Sector 18 and 20 with Pari Chowk. A
new authority has been set, the Yamuna Power Corporation Ltd, to plan,
implement and serve the huge demand of power by 2026. This authority
will have its own power generation unit (2,000MW), which will be
constructed by the Uttar Pradesh Power Corporation Limited (UPPCL).
The project is slated to be completed by 2014. Two sub-stations with a
capacity of 120kV and 32kV have been installed as a temporary measure
to cope with the demand.
Mohinder Singh, the chairman of YEA, says that the Yamuna Expressway
highway project has become a flagbearer among the infrastructure
projects, which are currently under implementation. "This is one of
the most admired and priority project of the UP government. The
project is being developed by J P Infrastructure Ltd. This project
envisages the construction of 165km access-controlled six-lane,
extendable to eightlane, concrete pavement expressway between Greater
Noida to Agra. Six inter changes will facilitate the exit and entrance
from the expressway to or from other roads. The travel time on the
expressway will be less than 2 hours. The Yamuna Expressway highway
will be operational by next year and it will be a value-for-money
investment," Singh says.
"The project has opened new avenues of development for the area
through which it passes. There are over 21,000 allottees in
residential sectors. Work has already started for the development of
emerging townships. Sewage, drains and roads are under construction
while other infrastructure like hospitals, markets, schools, etc, are
also being developed" says Dwivedi.
To provide all facilities under one roof, the authority has allotted
100-acre plots for integrated township in Sector 17 and 22 A to
Supertech Construction Ltd and SDS Infracon Ltd. Supertech has already
begun the construction of its project.
R K Arora, the managing director of Supertech Construction Ltd, says:
"With increasing demand of independent houses we are going to
construct Roman Castles and Spanish Villas in Yamuna Expressway's
Sector 17. These will be located within an integrated township with
facilities like an artificial lake, food courts, a gymnasium, a
swimming pool, a shopping mall, a hospital, a school and internal
transport facility. Plot sizes in Roman Castles and Spanish Villas
will 100 sq ft and 150 sq ft costing Rs 27 lakh and Rs 38 lakh."
Earth Infrastructure has launched Earth TechOne along the Yamuna
Expressway. Vikas Gupta, the director of Earth Infrastructure, says:
"Earth TechOne is located on tech zone and is going to see a very high
growth as it is surrounded by world-class universities like Gautam
Budh University and various IT campuses, as well as important tourist
destinations like the Night Safari, Jaypee Sports city, and Gautam
Racing Circuit. The project's main attraction is its location on the
high-speed Yamuna Expressway, which will connect Greater Noida to
Agra."
P C Gupta, deputy CEO of YEA, says: "After the success of the scheme
in which 21,000 residential plots in YEIDA were launched, mega-budget
schemes for industrial, commercial, warehousing, IT plots have also
been drafted. Out of 35,000 hectares, 6,000 acres of the land has
already been developed, between the Yamuna and the GT Road. It will
have much bigger sectors compared to what Noida-Greater Noida now
have. In Phase I, 35,000 hectares is being developed, up to Jewar."
Earlier, YEIDA also offered land for megainstitutional development.
Under the scheme, the authority allotted 14 institutional and IT plots
at the rate of Rs 1,750 per sq metre. The Yamuna region, which is
divided into 23 zones, includes residential, industrial, institutional
and commercial sectors. A number of such zones will come up all along
the Yamuna Expressway right up to Agra.
The layout plan has already been finalized for Sector 22A and Sector
22D. To facilitate a major housing development, the authority has
allotted mega plots of 1,02,834, sq m; 1,07,669 sq m, and 1,03,675 sq
m in Sector 22A sector and three plots of 2,04,190 sq m; 1,48,338 sq m
and 2,03,032 sq m in Sector 22D. In addition, 16 institutional plots
have been allotted to major institutions like Noida University,
Galgotias, etc, in the developing sectors.
Formula One car race in October
Be ready for the Formula One car race in Greater Noida (JP Sports
City, Dankaur) which is going to start from October 30. For this seven-
day car race, a logo has already been issued. Racing enthusiasts who
wish to witness this Indian Grand Prix will have to pay a minimum
ticket charge of Rs 2,500 for the weekend. The 5.14-kilometre race
track, being developed by a German racetrack designer, Hermann Tilke,
will cost $400 million and has been named Buddh International Circuit.
Lyrist Prasoon Joshi has designed the logo.
Sameer Gaur, the managing director and CEO of Jaypee Sports
International Limited (JPSI), says: "The name has been chosen with
reference to the area where the track is located, Gautam Budh Nagar
district, near Greater Noida (Dankaur) and around 40km from New Delhi.
The stylized 'B' of the circuit's logo stands for 'Buddh' and for
'Bharat'."
According to him, the track will be among the Top 5 circuits in the
world, as far as the average speed is concerned. The average time per
lap is expected to be around 1 minute 24 seconds. The track will have
straights, quick corners and elevation changes. The track is expected
to be ready by August. The FIA delegates will then inspect the safety
conditions of the circuit along with the nature of the track surface.
The track will have a spectator capacity of 1-1.2 lakh and won't be
restricted to Formula 1 races alone. It's being built to accommodate
MotoGP and Superbike races as well. Among the various features of the
track is the main grandstand that can seat 30,000 people. "Once this
international event is scheduled, the property rates will be rocket in
and around Yamuna Expressway," says Sanjiv Srivastava, the MD of
Assotech Ltd.
The countries which are likely to participate in the F1 race are:
Turkey, Spain, Monaco, Canada, Europe, Britain, Germany, Hungary,
Belgium, Italy, Singapore, Korea, India, Japan, Abu Dhabi and Brazil.
