Dear All,
 
Please find attached latest map of Noida Master Plan 2031, uploaded on the website of Noida Authority.
 
To a normal eye, this map wont be much different than the previous one. Naturally, the sectors remain where they were. However, there are few significant changes, that can dramatically enhance the value of certain locations. I have attempted to list few of them below. Hope it helps...
 
1. METRO: Currently Delhi metro extends till Noida city center, sector 32. In the latest map, the metro has been marked to be extended at 5 locations.
A. Botanical Garden, Sector 38A, Noida to Vikas Puri, Delhi via Mahamaya Flyover, Noida and Kalandi Kunj, Delhi.
B. Botanical Garden, Sector 38A, Noida to Greater Noida via Mahamaya Flyover, Noida.
C. Noida City Center to Greater Noida, via Sectors 51, 50, 49, 78, 101/79, 102, 106/NEPZ, 82/84, 83, 92/91, 136/137, 142/168 (Noida-Greater Noida Expressway).
D. Noida City Center to Greater Noida (West), via Sectors 35/32, 51, 52, 71/72, 70/73, 121/122 and 123.
E. Noida City Center to NH24, via Sectors 35/32, 51, 52, 71/61, 66, 60/59, 62, 64/63.
A, C and E are most likely to start before B & D.
 
2. NH-24: Please note 3 cloverleaves/underpasses marked on NH-24. If executed timely (a big IF) and NH-24 widened to 12 lanes (as promised, but quite doubtful to be completed anytime soon), NH-24 will become main instigator of growth for Greater Noida (West). Also, cloverleaf/underpass at intersection of Sector 62/63 will be of paramount importance for metro connectivity and cloverleaf/underpass at village Chajarsi will be essential to provide seamless connectivity to FNG.
 
3. Two bridges on river Yamuna: Noida authority has ambitious plans to construct two 8 lanes bridges on river Yamuna connecting (1) FNG to Faridabad via Sector 168, 167 and 167A... and (2) Greater Noida to Faridabad by connecting Noida-Greater Noida Expressway via Sectors 152/150, 149 and 149A. Once both bridges are built and connectivity established with Faridabad, the development in Noida and (especially) Greater Noida will get a super boost. Please understand, connectivity to Faridabad is not just connectivity to Faridabad, it also means that Noida/Greater Noida will then get better and quicker connectivity to Gurgaon and Delhi.
 
Potential investors: Upcoming projects around FNG and Sector 149/150 are likely to witness above average appreciation as the construction of said bridges start. Those invested in nearby areas may like to hold on to their investments. Good projects around FNG are Lotus Zing and Gulshan Ikabana. ATS Pristine maybe of interest to many, those willing to invest around 149/150.
 
4. Dedicated Fright Corridor: For the first time Noida Authority has indicated confirm location of DFC for DMIC at Sectors 146, 161 and 162. This development may not affect Noida, as much as it will make a positive impact on Greater Noida as development of DMIC would mean more jobs and commerce at Greater Noida.
 
In essence, the planning and direction of Noida authority is very balanced and encouraging. Now we gotta see how long it takes the authority to bring the plans to the ground.
