Land Acquisition Rates Hiked...

Dear All,
 
Fresh land acquisition rates have been dramatically hiked. Details are provided below:
 
Greater Noida – Rs. 11,000/- per sq. mt.
Yamuna Expressway – Rs. 6,000/- per sq. mt.
UPSIDC – Rs. 10,000/- per sq. mt.
 
This effectively means that new land acquisition rates at Yamuna Expressway at Rs. 6,000 per sq. mt., are not only 7 times higher from Rs. 850 per sq. mt. (paid to farmers by the authority for acquiring land at sector 18/20), but also higher than allotment rate of Rs. 4,750/- of sector 18/20.
 
Also, notwithstanding current downturn in the real-estate market in India, if the court cases were to end today and transfers were to start, minimum premium + allotment rate would definitely be more than new circle rate of Rs. 11,800/- per sq. mt.

Good Morning Safalji,
 
Can you please help me to get an idea....on below queries??
 
A. If authority asks us to go for registration( just consider), how much total amount someone needs to pay (ATL not done) as of date.
 
B. If rate keeps increasing and authority does not offer us for physical pocession/registration, so financial burden will lie on allotee only?
 
C.Can I gor for ATL now? how much will be the amount for a 300 sq meter plot? will it help me to contrl my registration amount during actual registration?

Please comment on this. We as a original allottee @ 4750 / sq meter rate , will we be required to pay some extra money to YEIDA before possession?

Curious to compare these acquisition rates wrt to current rates in Noida, Greater Noida and Gurgaon...anyone have these numbers?

Dear Mr. Safal,

Is this a good news or bad news !!

Is the authority going to ask for more money from us to pay the farmers ? in that case, the prices are more than the market rate and does not make YEIDA pocket friendly anymore.

 Considering previous land acquisation price , these prices are too high....considering Efficiency & Dev cost , how authority will survive , as recently they hv offered Industrial plot on Old rate...

Even I second Mr. Chawla's viewpoint. If indeed the acquisition rate is 6000 psm, then every villager who has not filed a case will now definitely file & follow it till SC for a seven times gain in his fortune.

The plausible explanation is that maybe the acquisition rate has been increased by 600sqm.

A 6000 psm acquisition rate would mean that per bigha, a villager will get paid 1.42crore approx in place of 27.38 lace approx. Sounds bit too much.

On the flip side allotment rate should also increase from current rate of 10200 psm.

Safalji, please check the info again as your news is seldom incorrect.

Dear Safalji,
 
I have found the page, wherefrom you have derived the inference.It is in the .pdf file you uploaded in the post about circle rate.
 
M attaching the page also.
 
The language in the page suggests that that Rs. 6000/- psm is the new circle rate for the plots allocated to farmers in lieu of their land acquired.
 
Please do give your input.

Apparently no body has read the news/ circular properly. It says the rates to be charges from farmers in respect of developed land to be given back to them and is not the ACQUISITION RATE.

You are correct. I got the information on phone from a source in GNIDA and based on the same, I informed the group. Didn’t read the details as (1) the source has been quite reliable in the past, and (2) the document was over 100 pages long and I was in a rush. Think even he didn’t read the details properly.
 
That said, it was totally wrong on my part to provide wrong information. I realize my mistake. My sincere apologies to everyone.

--- The minimum amount payable would be = (Plot Size x Rs. 11,800 x 10%) for signing of the Lease Deed.

--- That is a good question. I think the allotees who have already made full payment before November 17, 2013 can then approach the authority demanding possession and expressing willingness to sign the lease deed. The authority will then be responsible to either provide the possession or freeze the amount.

--- ATL are not open at present. Registration amount will depend at the time of possession, as right now, allotees only have the right of allotment.

Thanks so much Safalji. Yes I have made full payment on 2010 but I wonder when and how I can approach/ask Authority to freeze the amount?
