Sector 22D Review needed ?

Hi Friends & Safalji,

These days Sector 22D updates are going on, which needs suggestions from our group members who has information on this :

It would be great if Safalji/anybody could through some light on new scheme draw i.e RPS 02/2015 & Sector 22D :

1) Review on Sector 22D . Is this sector good ? Does it has actual value 14200 /SQM as charged by authority ? In neighbourhood of Sector 22D, at what price plots are being sold from Private builders like JP Sports city, 3C etc ?
2) What would be the total cost of Sector 22D 120SQM plot ? like 17.04 lakhs + (Lease Deed ??) + (Registration Charges how much ???) + Any other Charges
3) Comparison of positives and negatives of SEC-22D with ------>  Yamuna authority Sector18 & Sec20.

sec-22d yamuna expressway is very good location.......all work is in swing

Good things
F1 track and international cricket stadium in 2 mins. 
Galgotia, Noida international, Gautam budh univerty and NIGHT SAFARI in 10 mins 
petrol pump in 5 mins
Construction of Ajnara flats going on in full swing which is about 1 mins from plots
Proposed JEWAR airport
JP group has alloted plot arround @30,000 per sq. m
Supertech has alloted plot arround @ 36000 per sq. m

Bad things
lack of Abaadi......only village people are there
Yeida May take time to give possesion

but overall a very good investment

Thank you very much for your feedback about Sec22D plots.

I personally visited the site..Honestly speaking its very inside and far from expressway and it disappointed me..as earlier I was thinking it wud be near to expressway.

Others also can share their views ???

If 22D is far away than what about sector 18 & 20...

Hi Mr. Amit,

As you shared in the trailing mail that you had visited the Sector-22D. Can you please share any information pertaining to YEIDA BHS-03 Scheme flats. Is the area is also far away from the Main Expressway.

It would be very kind of you, if you can share the information.

Answer to vinay kumar,
                                 It is written in brochure that possession will be handed over after depositing 50% of money.It means that at the time of possession(3 year after) you must have deposited 50% of money                                      but we have to deposit 100% of money in 60 days.

Hi Mr Zoheb Ali Khan,

Yes dear as per my understanding the flats are also far away from main yamuna expressway. I don't know exactly that which scheme flats were that, but on asking people told me that these are Yamuna authority flats. And I think RPS 02 plots are just at back side of Yamuna authority flats.
So location wise both Yamuna authority flats and plots are at almost same location not much difference. (just a rough guess around 5-7 kms inside from main expressway)..

Earlier I was thinking that Sec22D would be just near to Yamuna expressway, but I was highly disappointed to see the location of the flats.

Please note this is just my views and understanding (which is very limited as I don't know much about this area)..So don't be disappointed may be I m wrong. and this is not to tell any negatives about Sec22D or Yamuna authority flats...I just shared my views...

Others also should share whatever their views..so that we can find some more opinions....

Dear Mr. Amit,

Many thanks for the prompt reply. However i do have one more querry. 

Can I show YEIDA installments as claim for tax benefit. As per my inderstanding under BHS-03 scheme, the 16 installments comprises of principal and interest amount.

As this is the residential flat scheme, can we apply for the tax benefits on the principal amount as the interest can't be availed as tax benefit until the possession of the flat. 

Seek ur advise.
