Property dealers are spreading rumors, about the next 21000 Plot
Scheme of YEIDA, among the existing owners of YEIDA plots owners for
creating panic so that existng plots owners compel to sell their plots
at low premium.

Due to this rumour, the premium may come down and also on every sell
and buy order the Property Dealer will earn commission. Property
Dealing business depends on the sale and purchase only. They show
themselves either a buyer or a seller to a seller and buyer. They buy
at low premium and sell at high premium and also commission on sell as
well as buy deal. When you approach them for buying they will explain
the good reasons for buying the YEIDA plot and when you approach them
for selling they will explain only negative points about YEIDA.

My advice, if one need money can sell and if one can hold, he should
hold the plots. In the whole NCR area, YEIDA plots are the cheapest
plots available which offer many plus points in times to come (like
Airport, Formula 1 Car Race, Night Safari, Universities, Expressway,
interest of leading Industrialist in this area and overall a quality
township of future that you will not get in NCR and Delhi in future
also).

I also agree with Shailesh Ji......My advise is also the same pretend
to be a buyer and survey for few days before selling your plot.

Hi all,

I agree, if there is no hurry to sell, we should hold the plots to
reap the real benefits in long term. The property dealers are pursuing
their motive of making money. However , it seems that new plot scheme
is also on the cards of authority .refer to the link below. Howmany
plots , at what rate is still not known. But I think the availability
is going to increase.

Dear All...

My two cents... DON’T SELL.

Don’t sell because new scheme is scheduled to launch in next couple of
months and not because someone told you that premium of existing plots would
fall. On the contrary... note my words... the premium would rise, once the
results of new scheme are out.

Forget what some property dealers say... they naturally have their vested
interest in mind. Often... some doctors in India advise patients to go under
the knife... even though its not required... just because they would make
more money... serving their own vested interest. Similarly... some property
dealers don’t think twice before misguiding their clients... just to make
some quick bucks.

During the previous draw... a lot of people were unsure about Yamuna
Expressway City... thus, most such allotees opted to sell their properties
in very early stages. Things are a lot different today. You will see... once
the draw takes place... there would be a lot of buyers... but hardly any
sellers... thus pushing up the premium... which in turn means... no negative
effect on premiums of existing plots in sector 18/20. If at all... the
premiums would be positive.

Please remember... even thought next scheme would be announced in
March/April 2011... it would take over 6 to 8 months for the draw to take
place... which, in turn means... the draw would take place within few months
of opening of Yamuna Expressway AND within few weeks of successful
conclusion of first Formula-1 race in India. At that time... the market
scenario would be much different than that of today... unlike today, stable
market/not so aggressive sentiments... at the time of draw... the market
would be totally different... a lot more aggressive and optimistic.

Thus... I suggest... all those who are having doubts about their investments
at Sector 18/20 to stay put for at least till the end of this year. Hold on,
if you can. Don’t get jittery and don’t get shaky legs.

Patience pays... and it will... for sure... on this occasion.

Hi,

I completely agree with what Safal has to say about the future
premium.If i remember correctly last time around there were around
45000 applications for 21000 plots,this ratio was because everyone was
skeptical about the whole concept named yamuna expressway.

I stay in Greater Noida and at the time when the brochures of that
scheme were out there was no work visible on the ground nor was there
any great buzz in the market,it was almost a blind call which
investors were supposed to take.

All activity and news flow ticked in just after 2 months of draw
date.I dont know but can only guess that Noida/GN Authority
officials,Government didnt wanted to make the scheme famous,so that
they can corner a good chunk of plots in the first draw.Although they
knew what all was planned for the area,and soon after the draw (1-2
months later) there were daily 2-3 news item related to Yamuna
expressway either through Govt sources or by Jaypee group.

Having said that i believe this time around for any new scheme there
will be very less chance of allotment,the first mover benefit is all
but over.

I think holding your plots tight for a very long long time may just be
the best decision.Leave aside premiums which are dynamic and
virtual,remember a plot of 300sqmt has been alloted for 14lakhs flat
with a cleanest of titles to original allotees on a virgin land.By
virgin i mean that whole area has been acquired by government and will
be developed as word class from scratch.

I cant imagine of any reason why we should sell.

Dear Safal

I hold a plot in YEA, also i go through the abridged summary every
night since very beging of the start of this group. Your inputs,
vision, confidence instilled to plot owners time and again, during
ups& downs were of immense help. I refer particularly on your
immediate response on Times of India front page news on Meerut
Airport. There was lot of panic, but your judgement indeed was
accurage.

on a small encouraging note, i want to give a small example. My
father retired from Railways in 2001. Out of his retirement benefits
he bought a small plot 60'x40 in Bilaspur, Chattisgarh at the
outskirts of city, where the entire area was entirely barren. No
development took place for 6 to 7 years. we just left as it is.
Today its value is 9 lakhs plus. There is a new railway station came
up at 200 meters distance, a medical college come there.

Taking a small lesson from the above experience, i hold my decision to
sell in the near future.

I once again thank you, Arnab, Harpreet, Kamal for all the great
inputs on the development of this area.

I fully agree with Safal.  I am a silent observer of the posts in this forum and even amused at the trigger of posts whenever such sms are received from prop dealers.  the real potential will be seen in this plot after 15 years, when I presume GNoida will reach saturation point.

There should be no speculation/ worry among those who have made there
mind to keep the plot for long....Definitely the premium will go up in
long term.......only those who are in a mood and in much need to money
Very Very V soon should think of selling there plots now...for others
its not a matter of much concern.

I SLIGHTLY Disagree with Safal Ji statement that with the new YEIDA
scheme the premium will not shatter as he said " Things are a lot
different today. You will see... once
the draw takes place... there would be a lot of buyers... but hardly
any
sellers... thus pushing up the premium... which in turn means... no
negative
effect on premiums of existing plots in sector 18/20. If at all... the
premiums would be positive. " ........

Definitely there will be many sellers and many buyers after the draw
thus affecting the premium and but the era will not last for
long ...as short gainers will be out after selling there plots.....
and long term / end users will be in.......thus creating again a
Scarcity of plots.......and premium will be up again.

I think and advise not to panic for that ERA and hold your plots
tight......in fact I am happy with the new schemes budding up as it
will increase the population and will make the place habitable
soon....which will once again boost the premium.
