Ansal Megapolis, greater noida - Need your feedback

Dear All,
 
I need your advice - if it is good idea to invest in Ansal Megapolis in greater noida. They are offering around 13K/sq yd. I checked few of their papers, it appears that Megapolis land actually falls in Bulandsahar.
 
Is it good idea to invest there?

Dear Sanjay,
I feel that any property east of Howrah-Delhi Railway line will give
little return in the short run. That area will pick-up during GN Phase
2.
I have heard that SDS Sec 26 YEIDA scheme has flopped and one can pick
up a plot for Rs 12.5K/Sq Yd. Not sure, whether SDS will be able to
deliver or not but the location looks attractive to me.

Not recommended. Many who had bought earlier have already taken
refunds. There are better avenues to invest in Greater Noida. You can
consider buying an authority plot that would fetch you better returns
with more safety

I have got below email from one of the brokers for Ansals Megapolis
with buyback guarantee. They are offerring plots @7059 per sqyd and
buyback after 2 year @12k. Not sure how it will work. The broker also
attached the agreement and location map which I will attach in files
section. Can our senior members advise more.

sometime I feel why such gimmicks to sell.. Yehan ghar main bijli
paani road etc ki fight hai aur bhai sahab golf course main ek world
champion ko baida rahe hain...

Anyway unless offer of 2years buiyback is from Ansal and also written,
well documented without conditions than only look at this.. If 69% is
return in 2 years, am sure everyone will go for this.. There must be
risk also in these things which would be with * written in font size
of 1 to be not readable by human eyes :)..

Anyway experts like Safal can give idea whether these buybacks are
real agreement and do company really honour these after 2 years?. If
broker is giving guarantty, its just non-sense and I have seen N
brokers selling schemes to get car for them and then common man has to
run to court for years to get just principal.

Hi Arnab,

Few questions:

(1) Is it really in Greater Noida? I heard that the land belongs to
Bulandshahar development authority

(2) Ansal says that it is 6kms from Pari Chowk. Very close to Zeta 2
sector. Do you think that that area will come up faster because of
better prospects of connectivity?

(3) What is your opinion on Ansal's "Acre" scheme? They are charging
7059/Sqm for 24 months. Does it make a good preposition.

I am looking for medium term investment (~5-8 yrs). I am not looking
at Yieda as I can pay only in white while all Yieda sellers are asking
premium in cash.
