Development in Sector 18/20 of YEIDA

Hi,

 

   Last Sunday, Ankur and I visited the sector 18 & 20 of YEIDA. Now development are visible in YEIDA sectors. YEA Authority has  built the  main sector roads up to  few kilometers. Sever lines and drainage system works are also in progress. Authority has already completed the  two-ways service roads (which are almost equal in width of any main road in Delhi) in parallel to Yamuna express way till sector 20. Now people can also use Yamuna expressway to reach sector 18 & 20  by paying toll of 25 rupees.

 

     Huge constructions works are also seen in near-by area..  Noida International University and Galgotia University  are ready and very close to YEIDA sectors. Private builders like JP, Supertech, Gaur Sons etc are working fast to deliver the  plots to buyers. Many high rise building are seen in nearby areas. JP will  delivers the possessions of flats in a year or two.

 

      It seems battle between authority and farmers has reached in final phase and close to settle. Many farmers are digging the land to sale the soils to get maximum benefits and  trying to  facilitate the swimming pools  for future residents,

 

      We can hope that we would get the possessions  soon in coming years at least much  before 2070  ):

Hi Mohit,

    On the MAP its not very clear. Better you take the Yamuna expressway  (pleae confirm from guards at entry point that F1 Exit is open) from greator Noida and get-down on first exist near F1 race track and  take the service road. You will see teen boundary and big hoarding of Supertech Up Country and Gaur & JP Sports City, As soon as you cross  JP sports city boundary, you will see sign board of "Village Mirzapur". Few meters away on left side, you will find road (appx 100 meters), which would dividing sector 18 and 20. Take turn on road and observe the developments. You can also see the roads before and after of this point i.e Village Mirza pur

 

      Alternatively you can take the Serice road of Yamuna Expressway from G. Noida, which leading towards Guatam Budh University and go straight. For the convenience, the YEA has placed sign boards on this road, which are indicating different sectors of YEA. You will also find the site office of YEA on this road near sector 18.

               Waha JP ka alawa aur bhi builder loog hai, unka bhi thora khayal rakha karo. .  JP abhi Yamuna express way  ka right side ma busy ha, F1 ka paas wala elaka ma. Right side, dusra loog building bana raha hai.

Hi Shiv,

That is a gud news. But there was some stretch of Main sector road
that was built long back
and also visible on google maps. Are you talking about the same road
or there is work going on the internal sector roads?

If some one visits the area again it will be great if he can also take
some pictures of the work in progress out there.

          You are right to some extent. We also visited this site almost six months back. At that time this road was built one side and hardly 500 meters long and ended near the Mirzapur village .But this time, I guess, its  more than two kilometer long with plants in road divider. Drainage and Sewer line are addition this time, which were not there in last visit. We also saw the newly builds roads, which may be sector roads.

Hi Ashish,

 

     Gaur Yamuna city land is having the boundry wall. Same is true for other builder projects as well. Also Gaur won't allow the farmers to dig the land sale the soil.

 

 

     As par this  Wikimapia, I am sure,  we seen the development near the road, which is starting from Yamuna expressway (near mirzapur) and passing through pocket A,D,E,F,G and ended at pocket H of Sector 20.

I dont know what ot how other can see things happening what I cant see...I visited the same area on 16th March'2014 just to check if I can see anything positive I mean any construction in or around sector 18 and 20 locations(approx location), but I could not see anything so happening/official except lots and lots of  agricultural lands....then I thought I might be missing something wrongly and started to go ahead....hahhaaa....no sectors road...no sewer line I could find as In progress....again I started expecting to see if something happening and I kept going.....when we noticed that we drove approx 50-60 km, my wife suggested to forget about YEIDA sectors and move on to mathura as the very next day it was holi. I was a bit upset to  see the progress of sectors ( ithink its only on map)...where I have kept my hard earned money.....but after sometimes we forgot about YEIDA and reahced to mathura...did Banke bihari ji darshan, had some padas,kheer, spent some 1-2 hrs and then came back to noida with two different perspective in mind...one was printed map of sector 18/20 ...and the other .....long lush green agricultural fields...where sometime (when ????) we would like to spent quality time...

Lets pray to God we get the piece of land atleast in next 5 years or so ....

 

Note: I was mainly concerned on the side of expressway where yea sectors 18/20 are proposed. This is wholely my personal experience, not to cross,argue with any fellow members please.......I respect individuals opinion..

I'll second Mr. Parth. 

Earlier in mid-Feb, I was checking out Noida and GN just for lookies and traveled further ahead onto YE. While lush greenery was a happy break from construction activity along the Noida-GN Expressway, there was no trace of sever lines being actively laid or high rise buildings from the YE. Couple of sever pipes were sitting in mud pools along the highway, but with grass growing around them, they looked rather bored as opposed to excited at being laid down to form a line to carry human waste :)

There was a residential locality with maybe 4-5 story apartments in distance beyond the YE, but that looked like one of the old established ones, not built the past decade atleast. 

BTW, saw Galgotia campus as well - well constructed premises (not a nearly as big campus worth calling a "university" but I digress). There was a lone car parked inside :)

This is not to discourage anyone to be honest. I am and remain an end user vested in YEA as well but sight didn't bring much cheers. If what Mr. Gupta says is true - then that's a happy development since Mar but I would need to see it to believe it.  

Would help if such email accounts are accompanied with real pictures. That's a general request to visitors - please take and post some pictures (of sectors 18/20 only :) when convenient. 

I sure wish I had taken pictures to corroborate my observations in this email.

Lastly, this is not to argue/counter Mr Shiv Gupta's mail. Maybe my viewing from YE didn't afford me the sights Mr. Gupta's party saw.

Just sharing my bit as an end user with no other ulterior motive.

We started from Rajendra Nagar Sahibabad and first reached to greater noida pari chowk. From pari chowk we reached yamuna expressway and drive till first left turn connecting main inner road parllel to express way and paid toll of Rs. 25/-. We could use parllel inner road too but wanted to enjoy expressway. This inner road goes to Sector-20 straight way where a sign board showing Sector-20 towards left turn is available then we turned to that way and found it is almost complete till sector 20.

My dear friends

What is the best option:

Should we surrender the plot and get mere 6% interest on our investment since April 2009

Pay the extra compensation instalment and remain invested till the possession of the plot and hope for the best as the authority has launched new scheme of 900 plots @ 14,200/-.

As we all have a common interest of either to make home or earn the best premium on our investment

In my view the best option is that we pay the Extra compensation instalment and wait for the new scheme allotment as it will be confirmed with this allotment that there is a demand of plots in YEIDA at new land rates of Gautam Budh Nagar i.e. 14,200/-.

We must understand that we have gained at least Rs 8,120/- per Sqm as per new land.

We know that there is no Authority Plot available less than Rs.14,200/- in Delhi's Prime Suburban neighbourhood now.

I would like to share my personal experience of this area when i was employed with M/s DCM Toyota Ltd. which was taken over by M/s Daewoo Motors India Ltd. since sept. 1987 to Nov. 1998. It was a jungle in 1983 and there were only two industries came up at the birth of Greater Noida then called Surajpur, Thesil Dadri, District Ghaziabad.  

I never thought about a residence there and prefered to live in Rajendra Nagar, Sahibabad. 

I have recently visited Yeida's Sector 20 and Greater Noida Sector Gamma and Eta and Sigma on 02nd October and 16/10/2015 and could not believe that so much development have happened in this area. I had an option of a land merely @ 200/- per Sqm at that time but thought it will never be a great living there .i Greater Noida.

Comparing all the development in Surajpur (Gr. Noida) then and Dankaur (Yeida) now i can surely say the Yeida's development is much faster and of international quality and standard.

In view of above i may hope that that you all will appreciate my option to pay the extra compensation yesterday.

Dear Gaurav ji,

Most of the plots are clear now and you would be aware of the master plan 2031 in place. The better part is the authority has launched the new scheme @14,200/- per Sqm. We should not panic and hope a good market value in near future. One can never loose on original allotment of a plot at lowest bare minimum cost.

The overall noida property is in quite bad shape and I hope we don't lose any money on this.

What i personally think is that , though there is a lot of problem in 2009 scheme and even after extra payment, the final price at which we are getting these property is still low to the other property rates in Noida/ Gr Noida or any NCR regions

Right now the development is not much, but as per MR Dinesh there is lot of improvement as compared to 15-20 years back.

What i feel is that still we have to hold on 8-10 years to get a good ROI on these property

This is my personal thought though other may or may not agree on same.

Would like to hear on this form other peoples.
