Dear All,
 
Please find attached maps of Yamuna Expressway Master Plan 2021 & Yamuna Expressway Master Plan 2031. The same are displayed at www.yamunaexpresswayauthority.com
 
It is interesting to note that land earlier reserved for Aviation Hub, measuring 10,000 hectors, stands unmarked, which in turn means, currently there are no plans to allot that portion of land, in either Master Plan 2021 or Master Plan 2031. I’d say, that’s good news.
 
You will also note that additional sectors allotted in 2031 are almost all for industrial activity. No additional residential sectors are planned after 2021 (which too are very limited within themselves).
 
Lastly, please note, only 4 residential sectors, namely 18, 19, 20 and 22 are adjoining the main expressway. Sector 19 being Jaypee Sector and Sector 22 mainly allotted to group housings. Which means, Sector 18 & 20 are only government allotted low density (plotted) sectors to be allotted on main expressway for decades to come. You will also note that other residential sectors, 17, 26 & 26a are away from main expressway, sector 17 being the only un-allotted residential sector and furthest from the expressway.
 
To sum-up, Sector 18 & 20 may be in troubled waters for a while and may remain for a short while more... but once the legal problems are taken care of... these two sectors will be the best sectors to stay and much in demand.

Hi

I have 2 questions to you (Mr. Suri):

How come sec 17 is un- allotted? We have been allotted through scheme RPS03/2016.

Considering Yeida as a future city, how the distance from main expressway becomes the sole parameter for values of property? Take example from Noida and greater Noida or any other city.

@Pradeep Roy: Sir, it's a human tendency to ignore dark spots & only look for brighter one's in the objects of your possession.
I too have been allotted a 200 sq/m plot in sector 17. However, Mr suri has only highlighted the distance factors, because as of today, it is the only evident factor.
Of course, the development will depend on other factors, and so will the real estate prices. Who knows, 17 might turn out to be the most desired sector. But, as of today, its only 18-20 sectors, which are better ones.

Dear Mr. Roy,

Sector 17 is a huge sector. It includes village Dankaur, residential
settlements and institutional plots, etc. Parts of sector 17 have been
allotted, parts are still vacant.

As the city is still in infant stage... distance from expressway has become
one important factor. There are many other factors too, like plot sizes,
location, access to amenities, etc.

For example... even after 25 years, people still want to purchase near Pari
Chowk in Greater Noida. Logic you may say.... beats me.

Thank you Mr. Suri. I agree with you and Mr. Harsh as well.
Distance from the main expressway is one of many factors. Likewise, broad road connecting directly to expressway is also key. Finding the bright spot, I can see a 130m wide road in sector 17 in the master plan, which is directly connecting YE.

As you pointed out example of greater noida, I just want to point out that in a newly developing city, the sectors that are developed early reap the most benefits. In Greater noida, the residential sectors, alpha, beta, gamma are most sought after and residential land prices are more in these sectors. These sectors are 2-5 km away from expressway.

Mr. Suri, can you kindly share the exact location of allotted plots in sector 17 under rps03 scheme?

Sir, point well taken.
In fact, i too was impressed with this very factor of 130 mtr straight wide road connecting the expressway.
As for location, its behind dankaur village, appx 5 kms on the 130 mt wide main road, which starts at expressway and F1 circuit junction.
For exact location, please type "28.347094,77.590621" in Google map.
