I'm a property consultant at Noida & Greater Noida, started this work a few years ago after completing MBA in International Business from RMIT University, Melbourne, Australia... where I took first two semesters and then finished third semester from Fudan University/SIFT, Shanghai, China and the last semester from George Town University/UMD, Washington DC, USA.
 
Although, I earn my livelihood from commission that I make as a property dealer, I'm basically a real-estate analyst. I have implemented all my knowledge/education and over 14 years experience and proceed every deal in a professional manner. Before the draw on August 10th, I will fully launch my website www.yamunaexpressway.in and there you will be able to get all kind of information on YEIDA. I am attaching a miniature layout of NCR and indicating the location of YEIDA in it. I already have all sorts of maps, data and statistics to go with YEIDA city and still in process of collecting more information. Once I have sufficient details, I will put them on the website.
 
Just for a sample.....
 

1. YEIDA Residential Plot Scheme 2009(1) is the first ever residential plot scheme by Yamuna Expressway Industrial Development Authority.

2. Spread over 1,000 hectors (1,00,00,000 sq. mtr. or 2,371 acres), this is the largest residential scheme in any single sector of Noida, Greater Noida or Yeida.

3. There are a total of 8,350 plots, size ranging from 300 sq. mtr. (359 sq. yd.) to 4,000 sq. mtr. (4,784 sq. yd.), allotment rate of Rs. 4,750 per sq. mtr. (Approximately Rs. 3,970 per sq. yd.) and located on soon to be operational Yamuna Expressway.

4. Delhi to Yeida:

Rajghat, Delhi --- (via ITO bridge & Mayur Vihar) --- Delhi/Noida Border (9.60 km)

Delhi/Noida Border --- Amity Flyover, Noida (3.85)

Amity Flyover, Noida --- Noida/Greater Noida Border (20.30 km)

Noida/Greater Noida Border --- Sector 21, YEIDA (20.70 km)

Total Distance - 54.45 km
etc... etc... more later...
 
As for number of residential plots in Yeida... not all sectors are residential... in fact, a whole lot are either commercial or mix use sectors. An airport, aviation hub, transport hub, F-1 circuit, embassy sector, etc are all in the pipeline... More major developments are planned for the future... but may not happen soon because of slowdown in the world economy....
 
I don't think 10,000 per sq. mt. would be a good idea for YEIDA... at least not in the near future. Yeida is initially going to be investment based city.... Greater Noida after 10 years is still an investment city... So it will be nice if the original allotment rate doesn't jump over 5000 for next 4-5 years.... if it does... the market will slow down as then Yeida will loose its attractiveness to the investors. However, people who purchased at 4750 will still command good premium even if the sector rates are not raised.

My mistake in calculating the total number of YEIDA plots. It should

Good to hear back from you. Quite informative indeed !!! The NCR map you included will one day become part of Delhi state.

I have been to Greater Noida in 2004 (I think its Gamma) during a house warming party (still that relative lives in his Oil India Apartments in 15A Sector in Noida).

I was really impressed by Greater Noida. The only complain I have about Greater Noida is, there are no service lanes behind your house. I guess the same is true in Noida (atleast in sector 26 Noida).

The mistakes committed during Ghaziabad Township planning were not repeated in NOIDA.  Similarly the lessons learned from NOIDA, were implemented in Greater Noida. So I expect YEIDA to be, even more refined than Greater Noida.

You mention the word YEIDA City !!! Sounds like a Japanese City. Greater Noida has huge potential to become the next employment hub of Northern India. Currently it is because to the tax breaks offered by GN. I personally know 2 IT companies, who are moving to GN from Noida.

I don’t understand how an airport plays such an important role in land prices. In western countries, the cheapest piece of land are located around the airport and no one wants to live there. The Delhi Metro extension upto Jewar would be really nice and it appears that the line will be located on the 130 M central road, behind Sector 21 (means quite far away from there).

Basically my problem is, I can not visualize a 1000 Hectare land. To me, it seems like an area similar to Archana Cinema GK1 to Tara Apartment Kalkaji extending all the way down to Masjid Moth/ Panchsheel Park.

 

I would agree that the govt. base price will remain around Rs 5000/SQM in YEIDA however the plot size will reduce in future.

Alpha, Beta & Gamma are older sectors of Gr. Noida. They are almost fully developed and hence command a good value. However, now major development is taking place in Knowledge Park areas and on Yamuna Expressway. There is a sector called Chi-Phi Ext. and located in the very start of Yamuna Expressway. This sector is probably the best residential sector of Gr. Noida today, and is expected to hold highest value in the future. It is like clubbing top 5-10 areas of Delhi at one place. So watch out for this as well.
 
Yes, Gr. Noida doesn't have lanes behind the house. That's mainly done to improve infrastructure layout. Its always better to provide wider roads in front of the house than smaller in the front and even smaller behind it. There is no road smaller than 9 mt. in entire Gr. Noida.
 
Well, in different places people think differently, mainly because there are different circumstances. In most developed nations and western countries airport is basically a nuisance. It creates lots of traffic and lots of noise. Naturally the vicinity looses value. However, here in India we think of it in a different way. Imagine an area in country like India where there is no development, no roads, no electricity, no water, no schools or colleges, no hospitals, no jobs... nothing. Now put an airport right in the middle of it. What you get is all that I just mentioned, plus more... all kinds of infrastructure and security (very important factor). People in India like to buy anything on highway mainly because that not only provides easy access but also a good sense of safety. There are more crimes in rural areas than in urban but we don't come to know because very less are reported.
 
Delhi Metro officials recently had a meeting with officials of Noida, Gr. Noida and Yeida. And they together announced that now Metro will go along with Noida-Gr. Noida expressway (8 stations on this expressway) all the way to entry point of Gr. Noida, where Yamuna Expressway start and from there it will follow Yamuna Expressway, all the way till Jewar. So, basically the metro will pass from in front of sector 21 but there is no announcement if there will be any metro station at Sector 21.
 
As for 1,000 hectares... think of entire GK I, GK II, Kalka Ji, Nehru Place and East of Kailash together. You will get a close idea.
 
Soon I will present a detailed SWOT analysis of entire Gautam Budh Nagar and of Noida, Greater Noida and Yeida on the website. There you will find loads of new news and information about all three cities. If thing go as planned, you may also get to see current photographs of the area. However what I can tell you now, in a nutshell... YEIDA is a fantastic concept... Yamuna Expressway will certainly be operational soon... but how this entire area develops will depend entirely on the timely execution of planned projects. If they manage to deliver their claims... expect a world class and world famous city within next 8-10 years... else, Yeida may go Faridabad way.

NOIDA/GREATER NOIDA: The sectors along the Noida-Greater Noida Expressway will soon be connected to Noida and Delhi by the Metro rail. Later, the

Metro line will be extended right up to Jewar, with this route running all along the Taj Expressway.

The final plan and layout for connecting the Noida to Greater Noida to Jewar by the Metro have already been approved by the Noida Industrial Development Authority (NOIDA) and the Greater Noida Industrial Development Authority (GNIDA). The Noida-Greater Noida stretch, around 22.5km-long, is likely to have eight stops. The cost of the project to take the Metro rail from Noida to Jewar is estimated to be around Rs 4,500 crore.

Speaking to Times City about the plan, NOIDA and GNIDA chairman, Lalit Srivastava, said, "The only thing that needs to be settled now is the rate at which electricity will be provided to the Delhi Metro Rail Corporation (DMRC) for running the entire system. This, of course, also applies to the Metro rail already under construction in Noida. The trial-run on this route is scheduled to be held in June, with the regular service to begin soon after.''

Srivastava said that both Delhi and Mumbai have signed contracts to supply power to the DMRC at special rates. He said the UP government has already sent a request to the state power regulator for power to be provided for the Metro rail at special rates. The response to this request is awaited.

On the schedule for the start and completion of the work on the new phases of the Metro rail, Srivastava said the schedule is yet to be worked out. "We are not starting any new work right now since elections are being held and the model code of conduct is in place,'' he said.
