Possesion of Plots

Hi all,

Regarding possesion of plots It is written in allotment letter
that ,it will be done after depostiing 75 % of premium ,I wanted to
know what this premium means, I had opted plan 2 for 300 sq m plot,
In this case when I will get the possession of land( which year).

Dear Rkkp,
We haven't got much clarity on the premium term (whether it includes
the interest component or not).
If the take only the principal component then 75% happens after 5
years otherwise it will happen in 3.5 years.
According to the allotment letter it says 4 years is the min. time
needed. I have my own doubts whether YEA would be able to develop such
a big sector in 4 years. Expect delays in possession.

75% is the principal amount that u will deposit in ur installments. Do not include interest u will be paying in your installments

But my query is still not solved as I am planning to exercise payment
option based on at what time I will get possession
So if more information can be collected from authority, then please
forward it

Dear Rkkp,
If you pay 100% now, then theoretically you should get your possession
after 4 years. According to 30% downpayment, your possession would be
after 5.5 years.

Now pragmatically speaking, we know a small sector in Noida/GN takes
3-4 years to develop and then the possession is given. To develop this
~2500 HA land, it will take much longer than 4 years, I would guess.
Expect delays in possession for sure.

I don't understand your point of exercising payment option with
possession. Help us understand your rationale.

It will take minimum 10 years for YEIDA to develop.... No point of
taking possession until land is ready... So relax ...

Its very simple. Just Sum Up the Principal amount u are paying in ur installments + Regn Money Plus Allotment Money. Then Take the percentage taking reference of cost of Plot. (Interest Amount will not come into the picture any where)
 
I have done this calc & it seems 75% mark is after Jan 2015
