Resale plots are available at rate of 8000/- to 9000/- sq metre in sec 18 & 20 of yamuna expressway. Then whats the point of investing in RRPS-01/2018 scheme, here the rate is 15620/- sq metre. confused..please help.

That is correct.

(1) Approximate break down RPS-01/2009 @ CURRENT MARKET VALUE is as under (for general plot/No PLC) in rupees per sq meter:

Allotment Rate: 4,750
Interest: Min1,300 - Max 1,800
Extra Compensation: 1,330
Lease Rent: 475
Registration (@ 17,500): 1,225
(cheaper for original allottee and those who executed ATL in past)

Total Plot Value: 9,580

+ Premium: Min 3,000 - Max 4,000

Total Cost: Rs. 13,580

+ Transfer: 781
+ Registration: 1,225
+ Overheads: 400

GRAND TOTAL: Rs. 15,986


(2) Approximate break down RPS-01/2018 @ CURRENT ALLOTMENT VALUE is as under (for general plot/No PLC) in rupees per sq meter:

Allotment Rate: 15,620
Lease Rent: 1562
Registration: 1,225
Overheads: 400

Total Plot Value: Rs. 18,807


So, as you can see, the difference between 2009 scheme and 2018 scheme is slightly over Rs. 2,800 per sq meter (irrespective of plot size).

Even today, 2009 scheme continues to be cheaper and beneficial.

Dear Safal Sir,

Pls advice what should one do who go their names in the draw in the current scheme.  If the resale value is less than the current, then what is the merit to go for allotment thru lucky draw.  Appreciate your response.

Hahaha, 8000-9000 is premium amount dear.. Cost of the plot is 4500000+2400000 premium amount.

For 2009 instalment plan is taken whereas for 2018 down payment plan is taken.If we take instalment plan for 2018 also than the difference will be around 4500 I.e.costlier than 2009 scheme.

Sir do you have its possession letter, its registry done. Without that you can not sell. The rates I have mentioned are for 1A, 1B, I AND J block in sec.18, of the people who have already received the possetion letterrs and registry already done. Sec 20 ka to abhi pata bhi nahi hai ki hai ki nahi. My plot is in 1A getting calls for sale. All the best.

Thanks Sandeep ji for the information.I have not received the possession offer from authority,so no registery done.But according to authority schedule possession will be issued in March 2019.

Whether Registration amount is added twice in RPS-01/2009 plot scheme ? If that is removed the delta is even higher i.e. a gap of around 4000 per sqm in reference to new RPS-01/2018 scheme.

The figures I presented was for those who have been allotted plots in RPS2018 scheme and wanted to know the price  difference if they were to purchase plot allotted in RPS2009 from open market.

Also thought it will provide good insight to allottees of RPS2009 scheme.

And yes, you are correct too. When compared to cost of plot between RPS2009 & RPS2018 scheme, the difference will be more than 4000 per meter. But please do not forget, the rise in cost of money from 2009 to 2018. For example, the money spent by 2009 allottee would have more than doubled if that money was kept in FD for 7 years. Maybe more if invested in other instruments. But then, the money was paid in instalments, so that factor too has to be taken in account.

My plot is also in Sector 20, K block. No info at all in spite of paying all dues on time. Very pathetic and miserable situation even after 9 long years.

Hi Safal ji

I have done few due diligence on resale. Please correct me if i am wrong. Only Sect 18 I and J Block are transferable  through YEIDA as pocession is given to those only. They are expecting nearly same price, but you have option to select your location like 24 Mt road, Park facing etc.  Cornor plots are still not available. Apart from Above I and J block of Sector 18, those plots are available in Lower rates but only on GPA not for  YEIDA Transfer

Please need your valueable inputs
