Issue in Registration after receiving lease deed letter for a lot in Sec-18, Block-J.

I am following this group but have never posted anything.

This is the first time I am writing my experience. Sorry as it is long post, I have written it out of frustration.

I had received a letter from YEIDA for lease deed in Aug 2017 for my 300 sqm plot in sector-18 and I had to complete the lease deed within 2 months (as per the letter). Story began from here.

As I am living outside India, my father approached YIEDA office and informed them that I would be travelling to India in December 2017 and we will do the lease deed at that time. Till December 15, my father went 4-5 times to authority office to check for all the requirements so that work can be done during my presence. They asked my father to submit GST on last installment paid after June 2017, he did so (in a hurry).

Then we visited YEIDA office on 27-Dec-2017 along with all the required documents and submitted the file and authorities also assured us that there is no need to worry, file will be cleared soon.

My father again visited them on 3-Jan-2018, then they asked to pay additional 5% of the plot price for PLC (as my plot is corner one at 24 meter road) online and asked to come back on 8-Jan and on 9-Jan file would be cleared and we can do the registration. I had to travel back to Netherlands on 10-Jan. We again paid the amount online although I stressed that there is no mention of PLC charges in the brochure and why are we supposed to pay, they replied that if these charges are not applicable they would be adjusted in further payments.

We paid 5% which was Rs. 1,07,000 amount. Again on 8-01-2018 my father visited them, they told come with your daughter tomorrow and it will be done.

On 9-01-2018 we went to the authority office and they told us that PLC charges are 10% for you as it is corner one and park on one side. Till that time we knew that it is not going to happen now, I asked them to show me the official letter where PLC charges have been finalized, they literally could not give any document and were stressing to pay 10% amount.

I asked them to send me official letter on my mailing address, and they did not. I am still waiting for the official letter, because my file contains each and every document required by them, still neither they are approving the file nor sending any official letter for PLC charges.

 

Now, the condition is that my all the instalments are paid and additional 10,7000 For PLC charges and still I did not get possession.

 

Second thing is: One of the authority in YIEDA told us that you will get benefit of almost Rs. 2,00,000 because of zero period. I thought something is going to be good for allottees. They gave me one form which needs to be written on stamp paper and notarized. I believe that letter would not be acceptable to any of the allottee.

Following are some of the points (As I remember, I do not have the scanned copy):

1.      I will not put any legal complaint against YIEDA.

2.      I have never registered any legal complaint against YIEDA, if done so in past, I am taking back all the complaints.

3.      If in future YIEDA has to bourn some kind of expenses due any legal complaint registered by me, all those expenses can be taken from my successor.

 

I swear no one would give this letter to the authority.

I wanted to share my experience on this group. Does anyone has already done the registration?

Mr. Safal Suri, I wanted to know, what has been finalized for PLC (preferred location charges)?

Thanks Ms fir your valuable feedback . Now it's more so Mr Safal should take up all such jumbled matters with YEA as nothing seems to be clear at their end . Perhaps it's chaos in the Authority office .

authority has taken us for a ride..if things goes this way, we all will be left with no option but to take legal option.

madam, you have mentioned that you were having all documents which were required for lease..

can you mention that list of documents here , so that it can help other alottees

I received lease deed letter which said all the installments should be paid till that time, 5 photos and signatures to be attested by gazetted officer or bank.

Lease deed payment as per the letter. Self attached ID proof and PAN card. No where PLC charges were mentioned in the letter.

Based on letter provided by them, my file was complete.

I  also hv got ltr dt 29th Dec17 n hv a 500sqmtr plot in pocket U sec -20 n hv 2 get done  LD  (lease deed).

I hd visited site on 31st july 17 n also visited yesterday . 

Any1 wants 2 C physical site follow the LHS service (GB uni) road cross village by name Rustampur ,रुस्तमपुर ,turn left ,follow metaled n pucca road for abt 1km, arrive at T point turn left move 100 mtr n then right to a mix plant in sec 20 pocket U. One may find a chokidar n some labor ,no sign board.

I hd gone after 6 months ,not appreciable development except yea is making Nali n culvert etc . With ds pace , physical possession may take a yr . 

Then I went 2 YEA off in Omega 1 GNoida n discussed some doubt with dealing hand . 

I applied 4 Zero period benefit also . Affidavit etc available thru a vend in frnt of office at GF . Affidavit is preemtemptation byYEA for any court case by allottee who wants 2avail 0 period benefit. 

As pet individual case they vl tell the documentations . So better pay a visit 2 YEA office 

LD have 2 b done n wait 4 a year to hv physical possession of plot n  site development is going to take a year minimum.

This allotment was lottery based. Noone select his plot by self choice moreover it was never mentioned in the application form that any such charged will be levied

Sometimes back you was also saying that PLC is baseless and it is not legal

Now you saying some selective plot owners needs to pay them.

This is really not a correct action that some peoples will have to give PLC he may or may not in position to give extra amount
