do. Is it worth putting money into this scheme? If yes then which
Sector?

Hi All,

Can somebody share a good quality (detailing all the sectors) map of Greater Noida like the ones we have for YEIDA. That way we can all look for the location of this scheme ourself.

ETA2 is next to ETA on the map. The whole sector is marked as ETA.
Sector 37 on the map which goes the way to the GN border is Omicron
1,and 3.

PLease dont apply for this flat scheme as,
 
rates are equal to Buildes we are getting flats of 925 SQfoot area in Beta-II (developed sector)
in Rs. 22Lac,
authority giving 925 SQF area in rs. 25 Lac Ground an 20 Lac in 1,2 & 3rd floor,
and u know what is construction qality of Authority and Builders.
 
after reading public Notice and price i am shocked what are price giving Authority,
in same price structure we are gtiing so many flates in G Noida by Builders.
AVS Oasis,
even builders are giving possation in 2 Yrears and about authority God knows.
authority will take all money at a time of allotment and Builders are demanding only 15% Booking Amount.
 
so what are the benefits of this scheme.

Ajay,
Builders' flats are mostly high rise (G+10 or G+13).
This one is only G+4.

Very highly priced...and authority is also talking abt SUPER AREA just like builders.....To apply for a flat with super area (134 m) , carpet area will be less then 115 m....In adjacent omricron II, BHS-06 houses are better bet even from the secondary market

3216 प्लैट्स की आवासीय योजना बोड़ाकी रेलवे स्टेशन और शहर की जीवन रेखा
कही जाने वाली सड़क के किनारे है। 86 से लेकर 134 वर्ग मीटर के फ्लैट्स
अगले तीन साल में बनकर तैयार होने हैं। प्राधिकरण का अनुमान है कि अच्छी
लोकेशन होने के कारण योजना को लोग हाथों हाथ लेंगे।प्रदेश की मुख्यमंत्री
मायावती के जन्म दिन पर ग्रेटर नोएडा ने बने बनाए फ्लैट्स की योजना लांच
की है। 21 जनवरी से आवेदन पत्र मिलने शुरू हो जाएंगे। 2000 प्लैट्स
ईटा-2 सेक्टर में होंगे। यह फ्लैट्स ग्रेटर नोएडा को विभिन्न मार्गों को
जोडऩे वाले 130 मीटर चौड़े हाइवे के पास होंगे।इसके अलावा शेष फ्लैट्स
ओमीक्रान सेक्टर में रखे गए हैं। यह सेक्टर एकदम बोड़ाकी रेलवे स्टेशन से
सटा हुआ है। चंूिक रेलवे हब भी बोड़ाकी के पास ही होगा। आने वाले समय में
इस सेक्टर का महत्व काफी बढ़ जाएगा। प्राधिकरण अधिकारियों का कहना है कि
यदि फ्लैट्स की योजना का अच्छा परिणाम रहा तो शीघ्र ही फिर नई योजना लाई
जाएगी। साथ ही यह भी कहना है कि बाजार दर एवं बिल्डरों द्वारा दिए जा रहे
फ्लैटों से यह ज्यादा बेहतर है। अच्छी पार्किंग की सुविधा होगी। सुरक्षा
के लिए फ्लैटों के चारो तरफ वाउंड्री की जाएगी।

I have three questions:

1.What is the current rate is ETA and Omnicorn sector?
2.Which one is better ETA or Omnicorn 1/2/3?
3.Is it is worth investing mony in this draw in terms of getting
premium or staying after 4-5 years?

I am told that 3-BHK (1700 sq ft Super Area ) Plumeria Gardens (from
Uppal chadha) in Omicron III which a ready to move property can be
bought today in 40-42 Lakhs. GNIDA is charging 38 Lakhs for 135SQM
Super Area.

I do not know flat rates but plot rates in ETA & Omi are around
Rs15000/meter as per my friends. So this scheme is costlier. Better if
one takes plot from secondary market & hold it for 4 years than these
flats.

You can not get plot against Rs15000/ meter in developed area even in
small cities however this is NCR. Obviously area is not developed. But
as the web of roads is being laid, good infrastructure is already in
place, with YEW it would not be an isolated dead end, I believe things
will change very fast & whole area will grow faster. As the sectors
are iconcerned both ETA & Omni are good for future but will always be
behind Alfa, Beta, Gama.
