Alarming views on YEIDA

Just came accross this in Indian Real Estate forum:

Well you might be right as far as Greater Noida is concerned. It might
take 10 years before it is reasonably occupied. But N expressway is a
different ball game altogether.

And yes by these standards imagine when Yamuna expressway would be
livable. Another 3/4 years to get possession of Authority plots and
thereafter time for infrastructure to come up ( the YE is not the only
infra one requires... job/business opportunities, shopping centres,
schools, hospitals or clinics, banks, movie halls, malls, etc are very
basic necessities). Its a viscious circle facilities wont come up
because there are no people and ppeople wont move in because there are
no facilities. Add to this the massive distance from Delhi , probably
60 kms. Yamuana Authority overpriced the plots when their first schme
came up in 2009. They were not worth 4750. However, surprisingly now
they cost about 11000. Strange.

My guess is that it will take 20-25 years to be reasonably occupied.
Probably one should dump plots of builders or Authority if one owns
any.
Noida expressway will take atleast another 10 years to develop.
Greater noida will take another 20 years.
Yamuna Expressway will take 30-40 years more to develop.

Another one:

People rightfully bring forward the merits of GN wrt town planning,
layouts and vision...Its awesome... Unfortunately, few want to live
there. This question has been asked and debabted for so long on IREF
and also in real world ....

"If GN has not taken off in 20 years, why (and more important how)
will YEway area take off and become habitable"

Two competitive markets will never speak for each other. If you want
to hear -ve for neherpar area, ask to people who have interest in
YEIDA

I just read this post. Nothing new. Have heard all this before. From day 1... way before the draw took place in Oct/Nov 2009... there have been numerous doomsayers, predicting quick and smooth demise of Yamuna Expressway area.
 
What’s the reality? We all know the reality... the place continues to be built ON GROUND. The development continues, the interest is increasing and so are the prices.
 
We now have OPERATIONAL Gautam Budh University, OPERATIONAL Formula 1 Circuit (Both big ticket developments) and soon to be operational Yamuna Expressway, along with construction of Cricket Stadium underway. Now... unlike Neher Paar area of Faridabad and the New Faridabad area... development is actually taking place at Yamuna Expressway... not just talk... real development.
 
Therefore... and as long as the actual development continues... I wouldn't be bothered by some doomsayer predicting end of the world.

Thanx for clearing the situation. I personally feel that this is individual frustration which is compelling people like this gentleman to post such comments. They feel as if all are fools.
