Hi Arnab/Safal
According to following adv. posted on 99acres.com rate of Jaypee
sports city is 15000/- per sq yard (more than 17500/- per sqm). This
is exactly same price that Mr. Sai has earlier posted in this forum.
Now what is your opinion regarding effect of Jaypee sports city price
on current premium on YEIDA plots.

Hi Sanjeev,
This looks like the pre-sales arrangement JPSK has undertaken to
suddenly announce, NNN plots sold under 2 hours.

The SQM numbers looks very similar to Neharpar BPTP properties. If you
want to pay BPTP rates, you can walk in and pick up a plot anytime.
But we know the HUDA rates and the premium it fetches.

I just called a REA who is authorized REA of JAYPEE. He told me that
the sports city scheme of JAYPEE will be super flop scheme. No one
will buy at this price when there is abundant supply of plots from
YEIDA at affordable rates.

Hi Sanjeev,
By the time JP gives plot possession there would already be a dozen
schemes from YEA by then.
JP has lot of commitments in the region that they need to raise money
for. The glossy brochure and everything with it is just a scheme to
raise money to meet other obligations. Once they find buyers people
will be stuck for a long time with their payments.
Mini-cities and integrated townships like these will change the face
of India. But none of the integrated townships promised by different
builders in the past 2-3 years in the region have come any closer to
the state promised by the builders. Two notable examples are Ansals
Megapolis and Jaypee township in Noida.

Hi Sanjeev,

Even if we assume that Jaypee scheme will not a great success, but it
gives us the confidence that jaypee has some great plans to develop
the area. Some people on the forum have mentioned that Formula 1 or a
cricket stadium is not a great reason to live there, but this will
lead to development of area, generation of jobs, hotels/tourism and
other commercial development. Also jaypee has mentioned abt there own
power plant plans and a commercial hub etc..

So atleast plans look great.. If everything can be executed as per
plan is the big question ?.

I agree with the comments above. IF the above quoted rate is JP's
target price, someone in the marketing needs to be hauled to the
coals. Its ambitious and way over the top. Also I agree with Arnab, JP
failed to stick to any time schedule for its existing projects. One
project called AMAN has been quietly either withdrawn or no one talks
about it any more. Wish town is too slow.

So any scheme with 15k prices on YEA is destined to be a flop. The
positive side of all this is the buzz that gets created in the NCR
region. We should not discount Haryana's ability to launch similar
projects and pull a fast one on UP.

Dear Sanjeev,

So far there has been no major impact of the news. Only couple of 100s were
increased here and there.

Yes, there was a bit of hurried enquiries leading to few quick sales during
first 3-4 days after the news. Since then, the market has stablalized.

I fully agree with Lamba that JP has failed to stick to any deadlines
and some of the projects they cancelled and some are delayed. I have
burnt my hands in their Garden court scheme in sec 128 which they
cancelled and never admitted on paper to avoid paying interest on my
Rs. 26 lacs they used for one year. I only know it was a nightmare to
get the amount back.

So dear forum members who want to invest in JP's any scheme, be very
careful please.

I just checked on net, plots in developed sector of Greater Noida are
available at 18000/- per sq mtr then why one would go for Jaypee
plots at current rate.
