Difference b/w "Agreement to lease" & ""Lease deed""" & ""Registry""

Can anyone tell me the basic diff. b/w "Agreement to lease" & ""Lease
deed""". & Registry ????????

Also what is importance after we get "Agreement to lease" & ""Lease
deed""" & ""Registry""" done ????

I mean...If we have done....Just Lease deed not registry then what is
the impact of this.....
