Dear Proposed YEA Sector-17 RWA members,


Congratulations for your allotments...

I have been there to see the place this weekend to assess on the ground situation:

*Please understand that the information is based on my understanding of map and area and it can be different for different people, so just use this thread as a guidance to begin with.

How to see pictures and use them:

  1. Actual pics, please read pic title to understand what they are about.
  2. Goggle Map pictures.....I extracted the map after my visit so that others may also go and see the proposed sector -17. Please see One->Two-> Three

How it is as of now:

- Raw agriculture land, no sector Blocks can be identified, 2% development, just an 18 meter road and a line of sewers. a flyover is under-construction over canal
- Not easy to reach, I was having a 4X4 to be there. No modern thing around, a couple of Brick plants around
- 5-7 years are least to be able to identify Your sector block
-Another 4-6 years to be able to have possession of plot.
- So 10-15 years will be at least while this place can see some traction
- This area is 4-5 Km away from expressway, so development will take time. But I trust that authority may do it swiftly than my raw estimates.
-Lots of population around in chunks and life style is village but people looks nice and helping

Please do add pix, if other are going to visit there, as this will help us make a decision to go or not go about it.

i am afraid, the price will be good after 10 years. without systematic development, even current prices are expensive

         First of all, let me tell everybody its a good work done by SH. Ravi Agarwal . Earlier I thought the location of Sector 17 is somewhere near Sector 17- A , but now I can see it is at least 5-6 Kms. away  from Sector 17- A . I am surprised to note as to why YEIDA had erected signboards near Sector 17- A indicating the land location for RPS /03/16 when the actual location is too far. Moreover, if you see the pattern of issuing  allotment letters, you find YEIDA is issuing them hurriedly . In my case, it was issued on 25/05/2016 i.e. just within a week of draw. YEIDA does not want to give reaction time to the people so they can't even think of exit now as the Registration amount will be forfeited. Normally people apply in such schemes as they think a GOVERNMENT AUTHORITY has more credibility in dealings as compared to the private builders, but here the situation is just opposite. Private builders are having land parcels near Expressway whereas YEIDA is offering plots to common public near wetlands (Dhanauli) Actually YEIDA needs quick funds, that is why they are in hurry and are be fooling public.  If YEIDA can't handle fast development of this area on their own, then why don't they raise hands and ask funds from the State Govt. There are all ways and means available in State Govt. finances. It is not that State can't do it if they have will . Now, only hope is Mayawati Govt. or BJP . If they win next election , then only something positive and fast may happen .

Sector 17 versus Sector 18/20
Sector 17 scheme will at least materialize sooner or later , but you take my words that  Secror 18 and Sector 20 scheme will never see light of the day fully as there are inherent problems in that scheme . The issue is infested with litigations . Finally farmers may have a choice .They may hand over land or not.  Only some allottees of 2009 scheme may be offered possession . Rest of the farmers may convert their farms into Farmhouses as their land will be strategically located between all developed sectors.

Vineetji my allotment under RPS 03 scheme  indicates the 200 sq my plot is in sector 17 A.Any comments? How far it will be from expressway.

As stated by Sh. Ravi Agrawal , it is amply clear that the  A,B & C Blocks of Sector 17 are adjacent to each other and all are 5-6 kms. from expressway. If you take road distance from Dronacharya Temple (Dankaur) , then also the  location of Dhanauli ( proposed location of Sector 17 ) comes 5-6 kms. If you see map , you find that Dankaur is near Expressway and Dhanauli is too far.

Hello,
I am an allottee of a plot in Block C, Sector 17, RPS-03/2016.I visited the site Sector 17
a few days back and have the same impression as given by Ravi Agarwal.

To me it appears that YEIDA promise of giving us possession of the plots after 3 years from the date of allotment is not possible.

With the allottees of 2009 not having received the possession of plots and with the farmers still pursuing the case in courts, I am not very optimistic about  
plot being handed over to us before 5 to 10 years.

I have sought through RTI information regarding YEIDA having got possession ofthe land for Sector 17.
Their reply is awaited.

I agree  that YEIDA like private builders is taking the allottees for a ride.
It may be worthwhile to invest no more in RPS03/2016,the registration amount would be a total loss.

Anyone else thinking in this manner?
