Project:  St. Louis Heart and Vascular Ambulatory Surgery Center

Scope: The St. Louis Heart and Vascular renovation of an existing 2 story office building was made available as an adaptive reuse project. It is a 20,000 sf transformation into an ambulatory surgery center with a lease space on the first floor and administrative offices/ physicians on the second floor. The building is comprised of a cath lab/OR, waiting/lobby areas, pre/post op rooms, sleep therapy, and support spaces on the first floor. Second floor included offices, exam rooms, procedure, radiology, echo cardiogram, ultrasound, ECP, chest x-ray, reception, and support spaces. It was a renovation on the interior down to the existing stud walls while maintaining the existing electrical room and complete refacing of the exterior while maintaining the shell. The cost of the project was $5.2 million and rebranded what once was an old drab building on the corner of a highly trafficked area to a sophisticated contemporary building. The building included complex MEP systems packed into a low floor to floor and is to be completed in Spring 2015.
