Dear Andrew,

I wanted to let you know that after our initial processing of the document you sent us, WVC is not ready to give up! As you intuited, we agree that the project as currently designed is not financially viable. Nonetheless, we are still interested in pursuing the idea of building cohousing on this property, and are therefore continuing to consult with various professionals to best understand the possibilities. 
 
In particular, we were recently re-contacted by Johnny MacDonald of Onion Flats.  They are still interested in working with us on this project, so we will be sending them our pitch package and concept site plan to see how they could imagine building within our parameters.  Would you allow me to send them your budget proposal as well?
 
I also sent the Pitch Package and your budget proposal to Tom Bath, an experienced cohousing builder and one of our founders. (I’m pretty sure you met him at some point.)
 
We hope to gain more information from these sources in the next few weeks, but we are also mindful of your time and would like to ask you: By when would you like to hear from us to continue our conversation of how we can work together?  I am also interested in whether you have any updates on your end that you would like to share with us.

Great.  As a small follow up I received a call from a contractor we asked to look at the sutework and water retention work...this includes some other hard scaling etc and the bid was 875000.  This is pretty close to our internal numbers.

I am generally available on Mondays and Thursdays. Would next Thursday between 9:30 am and 3 pm work for you for a conference call? If so, what times works for you? I would want Ann & Jack on the call and one or two additional WVC members. If possible, some of us locals could also come to your office.

FYI - Our meeting with Andrew is probably this Thursday afternoon.  So far, Vanessa and Janet can come, and maybe Pesha.  I think that is probably more than enough.

If we met on the phone, 2:30 -3:30 pm Thurs would work.  However, if you could do 2 pm, then a few of us could come to your office and meet in person (with Ann &/ or Jack calling in). Would that work for you?  If so, let us know where to meet you.

What is the purpose of the meeting and how are we preparing for it?

We're looking forward to seeing you tomorrow! I will be coming at 2 pm with three other WVC members: Vanessa Lowe, Bob Bernstein and Janet Boys, and we will have to call Jack and Anne in DC.

If you have a chance, can you give me an idea of where your office is inside Falls Center at 3300 Henry?

Also, I wanted to give you a heads up on what our central questions are that we would like to discuss at the meeting.  (Better late than never?!) 

1) Are you willing to build cohousing at 7048 Germantown Ave? (Why? Why not?  In other words, assuming WVC agrees to radically redesign the project, what do you think we could build that would bring the costs down 30-40% and make the project viable at this site?

2) If you are NOT willing to consider building cohousing at 7048 Germantown Ave., then what other alternatives can you suggest for accomplishing our goals?  Are there other renovation-ready properties you suggest we look at?  Would you/Iron Stone want to be involved in working with us to further this project at a different site?  Furthermore, we are also curious to know whether & why renovating an existing building property may be more feasible. Is this simply a function of cost or are there other factors at play?)

3) We are very interested in exploring the possibility of working with Onion Flats in the design process since they are very experienced in affordable, sustainable design.  What are your thoughts about how the three entities: WVC, Iron Stone & Onion Flats) might work together and compliment each other.
