Good points Anil.I am ok with hiring some external security agency kind of to maintain our society. 2 to 3 people must be enough. may be 30k to 40k per month it would be. Maximum 2k per plot should be OK for a year.I am bit hesitant to give it to external guys for lease or some business. May be we can do one thing, we can hire a Organic farming agency and interested plot members go for organic farming in respective plots, agency guy will maintain it and whenever vegetables are ready he will inform respective plot members and we can go and collect vegetables or if in bulk he can deliver door to door also. but we may need one auditing guy also for this.Thanks,Praveen.

I suggest, We go ahead with existing Windsor builder and extend our maintenance contract for next 3 years but workout of a better deal along with setting our expectation on the Quality of service expected from him..
As most of the members in this group, will not have time Or expertise in managing the layout and not a good idea, infact risk loaded ideal of handover our plots to external people, atleast we know, this builder, though the maintenance is on higher end, that can be negotiated and have a peace of mind for next 3 years, post which we can take a call on next course of action ..

As per my experiences of another similar layout which had even more charm than Windsor - Horse Statues
at entrance, Massive gates, flower beds between plots etc. etc. - as soon as the builder stopped

I was supposed to buy that instead of Windsor when I saw the layout pictures. However, when I visited -

Maintenance is the key for maintaining the charm and lets be honest - none of us would have time to
look after the entire plot. Our best bet as of right now is to negotiate with builder and bring him to
a respectable number. May be after 3-4 years, we can form a RWA and start looking for alternatives.
From builder perspective, I believe he is charging high because he is aware that not all Plot owners
will pay. Considering even this email group has only 84 members (less than 50%) - I anticipate builder
to use the same excuse that may be less than 50% will pay - thus effectively bringing the cost to Rs.
10 per sqft (instead of Rs. 20).
My recommendation : Engage as many owners as possible, negotiate hard with Builder. However, keeping in
mind that unless he makes something out of the entire engagement - he wont be interested in
maintaining.
If everyone in this group agrees, I am happy to be part of the group that is planing to visit the
builder office on 25th for negotiations.
Also, need to understand who will be visiting and who cannot. People who can - can they please respond
to this email group with - Yes I will be visiting on 25th along with their contact #. It is better to
discuss and plan for negotiations over phone rather than emails.

Unfortunately I am currently outside the country I will not be able to physically join the meeting with
Windsor. This is also why I was hesitating to jump into this discussion till now. I sincerely hope that
all those who are present on the ground  can come to a good understanding and represent all of the

he is no longer a builder. Because he no longer has any plots. So he is a vendor now. Paying a
