First construction in Township

Hi All,

As Mahe mentioned Its good to have an association but we can see only few people on google/yahoo group. Probably we need to get information about other plot owners from Prasad and create a FB/Google/Yahoo group so that we can discuss further.

I am going to start construction just after Diwali (A16). Please share your plans if someone else also planning to construct in near future.

Hi Bhushan,

   Yes, it will be good to have more owners involved in the discussions, especially related to the maintenance fee and its usage. Did you get the members list from Mr. Prasad? Even we had requested the same from him sometime last year but did not get any response.

Bhushan,

  Do you envisage increased activity in the vicinity of our township in the next year or so? Are you planning to stay there yourself or rent the place out? In the past 6 years I've not seen much development in the surrounding areas except  for a couple additional plotted communities which have come up in the past one year.

hi all,

i heard that computerization of khatas have been going on. so they are now giving e-khatas it seems.  Anybody has any idea about this.  please let me know.

@Vibes - Its true that not much development happening around except lots of new townships. I will construct for myself , not for rent. I feel within a year or two we can expect upto 10 houses in this township.

@Mahe - Yes as per current circular Gram panchayat should issue only E-Khata but they don't have proper infrastructure for same and this is issue across all gram panchayats. So in coming week one more circular will come to issue manual khatas only till the time infrastructure is not ready.

e-khatas are supposed to be issued from now on. this infrastructure and training set up is ongoing and should be ready by March 2014.

Congratulations on your decision Bhushan. I guess by end of 2014 there must be a few people starting construction including that in Herbal green city. 

I am from Bangalore itself - can help you with contacts if you may need, starting from architects, contractors, carpenters etc.

Can you please let me know the address where we have to pay property tax for the site - a map would be very helpful. I dont have e-khata. Can i still pay the tax.

Hi Mahesh,
  Property tax can be paid in the Jadigenahalli Grama Panchyati Office. I just made the payment, it is Rs.670 for 40x60 site.
  The location is 1.1 km after our Windsor Township towards Malur. It is a big yellow building on the right side of the main road and the board is in Kannada. Here is the Google maps link:

The Bill Collector mentioned that e-khata will take some more time, probably in 2015.ast year he had mentioned that it will be available by Mar 2014 :) I also have paper khata only.
