Any idea what is the current rate at Windsor?

you do not need BMRDA Approval copy for e-Khata. The sale deed is enough as it has a reference of BMRDA Approval Number

Hi, 

Windsor township is advertising as Rs.1350/sqft now. But according to panchayat office people when I checked few months back its around 1400/sqft.

Hello All,

So I was in Bangalore for 2 weeks and dedicated 2 days for checking the rates per SQFT solely in and around Hoskote Malur road.

My 2 Cents:

First: There are not many builders with BMRDA approval so take this as a plus point for us w.r.t the rates.
These builders are charging anywhere b/w INR700 to INR1050 (after nego). Honestly the layout is not really maintained. So another plus point for us. The ones starting at 700 have horrendous layouts.

Then there are those builders who have BMRDA approval who charge anywhere b/w 950 to 1400 however layouts again are not that great comparatively and not maintained.

Very few whose layouts are good and most of the lands gone. The rates for these plots start anywhere b/w 1200 to 1750 per SQFT.

So on an avg, the rates for good and maintained layouts, the rate per SQFT around our area (Hosakote-Malur Rd) is INR 1600 per SQFT or at the least 1550.

Also based on hear and say, the rates are bound to go up due to various developments planned for that side however going by the trend of how things happen, not sure.

The above info is collated based on research and cannot be considered accurate.....

Surely, if somebody starts full fledged construction in Windsor, things will start looking up.

This mail is to verify if you all received a mail from Windsor group to pay Annual charges of INR 51,000 /-

If so reckon this is a lot for maintaining a plot. Can someone going there in near future enquire the rationale behind this amount.

Yes , I got notice regarding this.

Charges are not flat 51000/-, its 20/sqft for 3 years (for example 30x40 plot - 1200x20 = 24000/- for 3 years)

Charges were same for last 3 years.

Are these rates based on the quotations by the builders or the realized deals. Normally the realized/settled amount will be way less than the quoted amount by the builders?

So the way forward was to get all the quotations from the builders first and then go back to them via call/onsite and bargain against other quotes, that the other builders provided.

Hi all,
   Windsor's website has a rate of 1350 psft, negotiable. I've heard of some recent numbers where people were able to negotiate it to ~1200-1250 psft, that's almost a 10% jump from 6 months before!
