We would like to inform you that we have successfully completed First Term of Maintenance started from 01stAugust 2011 to 30th August 2014.

Now we have started collecting maintenance charges for Second Term for your Plot No. H-07 measuring 1200 sq at “Windsor Township” Phase - 2 (Formerly known as Coral Country) situated at Jadeganahalli Village, Bangalore Malur State Highway, Hoskote Taluk, Bangalore Rural District. We request you pay Rs.24,000/- (Rupees Twenty Four Thousand Only), at the earliest. We need your kind co-operation in this regard

Second Term Starts From: 01 - September - 2014 to 30 - September - 2017 

(Rs.20/- per sq ft 3 Years).

Even I have received the letter. Don't know how many sites are still left unsold. I think we would need an agreement to pay this amount. Else there is no guarantee of what will be maintained and for how long.

Thanks Mahesh for your email.
I think its better we all make some points and discuss with them. Because after purchasing land I requested them to put plot number for my site which is H-7 in phase-2, its not yet done. Better for us to make the points what is the maintenance going to happen and is it really worth to pay. Need someone to lead this by collecting all the information.

Better to start collecting the points which needs more attention.

I too got this mail today about the maintenance. I guess everybody got it.

NOW -

I purchased my site in Aug '12 and at that time I paid for 3 yr maintenance. It is proper to collect such charges from the date of registration (i.e. the date of our taking possession) ONLY.

HOW CAN THEY COLLECT FROM AN EARLIER DATE?

1)  Till such time we bought, we are not legally obliged to pay any such charges when we were not yet the owners.
2) If they maintained prior to our purchase, they should bear such cost.
4) In their brochure, they simply mentioned about maintenance charges but did not mention the start date.
3) When I was negotiating before purchase, I was told the maintenance period starts from date of registration.
5) Finally, in  nutshell, they have no right to collect ante-dated i.e. for the period before we purchased charges.

I immediately replied to Murthy demanding clarification. I will let you know as & when he responds.
