HI Simon,

While I appreciate that the lights in the courtyard are now working, there are still several in our internal communal areas which don't.

Also the intercom buzzer is not working. We can't hear when someone buzzes although we can buzz people in. This is a big problem when we are expecting Christmas deliveries. Please can you arrange for an engineer to fix this.

I never heard back from you regarding the questions about the management of Wheler Street I originally sent nearly 3 months ago.
The outstanding issues I would like answered are....

1. Please can you confirm that you have a Rentokill contract
I have never seen a contractor and the bait traps do not exactly look like they have been regularly visited or maintained.

2. There is at least one bicycle locked up that have never moved since I have lived at Wheler Street (2004). It is the one under the silver cover to the right of the entrance to our side of the building. See picture attached.
This bike has not had its cover removed or tyres pumped in the last 6 years. Please can you let me know which resident has claimed it.

3 Please can you confirm how much cleaning takes place in the communal areas. Just, how many hours a week are spent here by the cleaner.

4. Please could I have a copy of the last audited accounts. Please can you confirm who your auditors are if it is not clear from the document you are going to send.

5. Please can you tell me what the balance of the reserve fund is and how much of it is outstanding due to the resident your are suing not paying. Is it an owner occupier or am absentee landlord?

6. Please can you provide a bit more information on the nature of the breaches of leases by other leaseholders. Have they made alterations that require planning permission? If so how does it impact on other leasees?

Your failure to respond is a clear breach of contract and unless I have a full answer to all my questions by 31st December 2010, I will begin to pursue the matter through other means.

The buzzers and the lights in our corridor have still not been fixed.
Your email stated that that they would be completed last week. We are now at the end of the next week and still nothing.
Not having a working buzzer is a real pain. I spend a huge amount of time having to visit Post Offices and courier companies picking up stuff that could not be delivered.
If the buzzers are not fixed by the end of the month I will arrange for an engineer to visit and deduct the costs from my outstanding balance, in the meantime I will deduct £20 an hour for picking up deliveries that failed because of the buzzer not working.

The reserve fund is £0 until funds can be recouped from the outstanding leaseholder. There is almost £10,000 due from this single account.

There will be no impact on other leases in relation to the new planning. 

We are having new intercom face plates installed. We were hoping to salvage the existing ones but it turns out they are fried. Along with the light in your corridor Daibhid the electrician should have it complete this week.
