Dear Leaseholder,
As you are probably aware the freehold of 21, 22, 23 & 24 Wheler St and 36 Calvin St is being sold.
There are several leaseholders who are interested in purchasing the freehold between them and we have the right to buy if we can match the offer price.
The advantages of leaseholders owning the freehold include being able to allocate a 999 year lease on the flats and managing the upkeep and servicing of the building. It will, almost certainly, immediately pay for itself by adding value to your flat.
At this stage we have to get at least 50% of the owners to express an interest in purchasing the freehold. Supporting this at the moment does not bind you to buying, it just allows us an extra 2 months to work out how we would complete the purchase.
The purchase price for the entire freehold is £88,000. This is a fair market price based on the ground rent return and is the amount that Stairchain have accept from the third party purchaser.
