West Towne Condos chimney project: Update and meeting

Hello. As usual we are emailing this to everyone owning or living at West Towne Condos for whom we have an email address; we are also posting to the WTC Google Group forum, so if you are a member of the group and have your group-member settings such that you are emailed when a new post is added, you may be seeing this in your email twice. (There is a topic at the Google Group forum, " Special assessment plans for 2020 (exterior work needed)," which is where this discussion may be seen.)

We have previously announced via emails and postings, our project to remove as many of the chimney chases at WTC as possible in the summer and fall of 2019. This project is related to a need to deal with deterioration to our roofs and exteriors, which has been causing leaks in some of our buildings. For full details, please see older posts in the thread, "Special assessment plans for 2020 (exterior work needed)."

We want to provide an update and announce that we have scheduled an informational meeting on the project.

As of now we have removed 10 of our 40 chimney chases, so we are one-quarter done with the chimney chase removals. (We have 80 units, each chimney chase contains two fireplace flues, one fireplace flue per unit; so, 40 chimney chases.) We have removed all of the chases that had been reported to us as leaking when we started the project earlier this year. We now know that two chases on the 515 building are also leaking and should be removed next.)

We will present details on our findings so far, and on our plans for next steps, at an informational meeting to be held Sunday, August 18 at 5.00 pm in the gatehouse, 505 D'Onofrio Drive. At that time we will have the board and our manager on hand to present information, answer questions, and discuss next steps to move the project along.

No business decisions will be made at the meeting and thus a quorum is not needed to hold the meeting. Despite this. we encourage everyone to attend.

In coming days we will share more information on the project via email so that owners and residents may be more-fully informed before the meeting.

A reminder about our informational meeting for owners and residents at West Towne Condominiums this coming Sunday, August 18 at 5.00 pm. We will meet in the gatehouse.

This is an informational meeting only. No association business will be conducted. The board and our manager will be present,

Topics to be discussed include

1. The status of, and plans for, the chimney removal project that is ongoing

2. The special assessment planned for early 2020 (early next year) regarding the chimney removal project

3. Owner financing options for the planned 2020 special assessment

4. Updates on other issues including

a. New information on our HVAC systems (heating-ventilation-air-conditioning) and maintenance issues

b. Update on package thefts 

c. Plans for snow plowing, winter 2019-2020 (this coming winter) 

d. Questions and comments from owners and residents 


We hope to see many of you this Sunday at 5.00 PM in the gatehouse (505 D'Onofrio Drive, the central building where our mailboxes are located).
