Condo dues are $200 per month beginning with January 2020 payments. You may pay via the online portal (information below); you may leave a check in an envelope in the drop-box in the gatehouse entryway; or you may mail to us at West Towne Condos, 505 D’Onofrio Drive, Madison WI 53719. Payments are due the first day of each month.
Your condo fee includes:
• Water and hot water (each building has a common water heater)
• Trash removal (the dumpsters between the 539 and 545 buildings are for your use)
• Some general maintenance including grass cutting and snow removal
• Heating and electricity for the central gatehouse (your mailbox is located on the ground floor of the gatehouse; the gatehouse contains a laundromat, an exercise room, and a lounge with wi-fi; a computer is available in the lounge although no printer is supplied)
• Wi-fi, which is available in the gatehouse and is available in units via a repeater system
• Contributions to our reserve account and to insurance for common elements
Beyond dues, there is also a small twice-yearly charge for electricity used by each unit’s outdoor heat pump / air conditioner. The charge is based on use; most units pay less than $20, in spring and autumn. The management company will bill you for this fee each spring and fall.
Condo dues do NOT pay for heat from the furnace in your unit. You must establish service with Alliant Energy for electricity in your own unit, including electricity used by your unit’s furnace.
The association has insurance on common elements but NOT on features internal to your unit (cabinets etc) and NOT on personal property in units (furniture clothing etc). You should obtain your own insurance on these items (as either a homeowner or as a renter).
The gatehouse (central building) may be reserved for occasional private events, for a small fee. For pass codes to use the gatehouse door and the association’s wi-fi, new owners are asked to contact the board. You will be asked for an email address that the board and the management company can use to contact you. We would also like a phone number as well.
You are responsible for maintenance and upgrading of your doors, windows, heating/cooling equipment, and features internal to your unit such as cabinets and plumbing fixtures. Plumbing, wiring, and structural elements shared among units are the responsibility of the association.
If you have a plumbing emergency such as a broken pipe, call our plumber IMMEDIATELY (Sheldon Plumbing,
608-848-7460). If you have unexplained water in your unit (on ceiling, walls or floor), contact the board or management company as soon as possible.
We require that all plumbing work lock be done by the association’s approved plumber.
If you replace a door or window, you must use an approved model and color of door/window. Optionally, we also allow screen/storm doors of an approved model and color. We require all entry doors (existing and new) to be master-keyed to our system to allow emergency entry of units in emergencies such as pipe breaks or fires. Contact the board for more information.
