The just-opened Badarpur flyover has cleared the way for a property
boom in Faridabad. Real estate rates in the area have seen a 40 per
cent surge in the past one year -- and higher growth is on the cards
DID the Badarpur bottleneck always deter you from investing in
Faridabad? Here's some good news. The recently inaugurated Badarpur
flyover has decongested the Badarpur crossing that was a major
stumbling block in the development of Faridabad.
Now, travelling from Delhi to Faridabad is hassle free and takes much
less time than it always used to. But if you haven't booked a house
yet in Faridabad, then you must rush as property rates have spiralled
up by 30 to 40 per cent in the recent months in this region. Pradeep
Mishra, a real estate analyst, says, "With the opening of the flyover,
a lot of investors are heading towards Faridabad. And with the metro
reaching Faridabad soon, we expect a further hike of 15 to 20 per cent
in property rates." Faridabad senior town planner, S. C.
Kush says, "The Badarpur flyover has definitely added a lot of worth
to Fairdabad's real estate. Even the eastern Bypass Road that goes
from Badarpur border to the Ballabhgarh area has further enhanced
connectivity. The Suraj Kund--Badkhal Road connecting Delhi to
Faridabad has been widened and strengthened recently. All this has
jointly lessened traffic snarls and congestion and made Faridabad a
more resident friendly unit of the NCR."
Enhanced connectivity is also promoting developers to launch new
projects in Faridabad.
Anil Kumar Sharma, CMD, Amrapali Group, who is all set to launch a new
project in Faridabad, says, "The construction of the Badarpur flyover
has changed the face of the industrial town, which has lead to a
revolution of sorts. Accessibility to Faridabad is no longer
implausible. One would soon see a large number of group housing
projects, shopping malls, hotels, offices complex, SEZs, and IT parks
coming up in Faridabad."

very promising market.
Earlier, it took nearly two hours to reach our site from Delhi but now
it hardly takes 30 minutes. The government is all set to redevelop
Faridabad with the construction of new flyovers and widening of roads
which is very heartening for builders as well as buyers." Ansal
Buildwell has launched a high-end luxury project -- Ansal Crown
Heights in Sector 80, Faridabad, a joint venture between Ansal
Buildwell and Crown Heights.
However, some Faridabad residents feel let down as the flyover does
not allow two-wheelers. "I go to my office in Delhi on my two-wheeler.
The flyover has made little difference to me because two-wheelers are
not allowed on the new construction," says Naresh Kumar, an executive
working in a Delhi firm. Kumar also believes that the traffic inflow
from Surajkund and passenger buses starting from Badarpur will lead to
the usual traffic snarls for which Badarpur is notorious.
His opinion is seconded by C. L Jain, a Faridabad- based
industrialist. "Faridabad is the biggest city in the NCR region, both
in terms of population and volume of industrial production.
The flyover may solve the problem of traffic congestion to some extent
but the increasing number of vehicles will result in jams over the
flyover itself," says Jain. This can be stopped if vehicles headed to
neighbouring states are diverted to the Kundli-Manesar-Palwal
expressway, he suggests.
