Dear Chintan,

I hope this message finds you well. I wanted to follow up regarding the complaint I logged yesterday about Vista 1, passenger lift no. 2, around 1 PM. Unfortunately, I haven't received any response or follow-up.

Additionally, we have been experiencing persistent issues with the service lift at Vista 3 for over a month now, and we are struggling to get a resolution.

I appreciate your prompt attention to these matters.

Dear Vikas Sir, I would like to bring to your attention that the service quality from M/s. Mitsubishi Elevators has significantly declined over the past couple of months.

This is to inform you that the Vista 3 tower service lift has been malfunctioning for the past few months.

Technicians / Engineers had visited the site on complaints, but could not find the errors or faults till date and now it's frequently shutting off every alternate day.

 

Kindly intervene and get the resolution at the earliest before any untoward incidents.

We thank you for your kind courtesies extended during our meeting on 27.02.2023 at your project office, please refer below update as per our discussion.

 

1) Customer service:
Whenever a complaint is raised, to our surprise we have not been asked to quote the equipment number. After registering the complaint number is not provided, we are only assured that the concerned technician will be reporting to the venue. No message is being sent from the backend of complaint registration & resolution time with the technician's details.  – As per our discussion, The customer care will share the complaint number for the registered complaint.
2) No periodic site visit: There is no periodic visits of the Senior staff from the maintenance team (I.e. Supervisor or the Chief Engineer, etc.). We have to keep on following up with the Senior staff for resolutions. Relation building with the client is at zero level. -  Noted.
3) Complaint resolution:
Complaint resolution is a big-time issue. The technician attending the complaint is not resourceful  & the resolution gets delayed. -  We explained that the complaints are being attended on priority and being resolved on priority. Our senior technical supervisor Mr. Mohd. Rafi is looking after the complaints and making sure to resolve it at earliest.
4) Elevator gets stuck:
In an event wherein the Elevator gets stuck the ARD mechanism also fails. Then what is being checked and corrected during the monthly periodic maintenance by the technician. I believe you must be knowing the consequences of someone getting trapped in the lift and is not rescued immediately. It can lead to a police complaint & also the victim can drag the service provider to the consumer court. – During periodic maintenance our team ensures ARD operations and as discussed during meeting, our team will demonstrate the operation in presence of your site representative.
5) On-site training for the FMS team:
How many times is the disaster management training being done at the site to create awareness among the people, so there is no panic in an emergency?
The aforesaid are few the points from outside which may help you to cater the services in a better way, or increase the level of efficiency and can also raise the confidence and trust in your team. – As discussed, the rescue training is scheduled with mutual consent of site team and our team, we have been following up for scheduling rescue training. However it is decided to conduct the same during periodic maintenance of this month. We propose rescue training on 18.03.2023 Saturday. Request your confirmation to proceed further.

6) MELD (ARD) Batteries to be replaced:

As discussed during meeting, the MELD (ARD) batteries to be replaced as per below table. Only P1, P4 and S3 are in good condition.

If you require this changes, we need to raise technical inquiry to our overseas factory for feasibility study and quote. Please confirm to proceed further.

The Vista 1 passenger lift (No. 2 ) Unfortunately, the issue persists despite the team's efforts.

Additionally, we are still waiting for the action plan for the Vista 3 service lift. Since the recent oiling and greasing, it has been shutting down at least twice a day, which is concerning.

Could you please provide an update on both matters?

Dear Chintan,

I wanted to update you regarding the Vista 3-Passenger Lift No. 2, which broke down yesterday evening, technician attended to the complaint late last night and, after assessing the situation, decided to shut the lift down until the issue is resolved tomorrow. The Mitsubishi team is currently working on the problem and is confident that the lift will be operational again soon.

It’s worth mentioning that the same lift was serviced the day before yesterday, and unfortunately, the breakdown occurred the very next day.

Moving forward, I would like to request that we schedule one lift per day for servicing, ensuring that each service is carried out under the supervision of a senior engineer. Please plan the monthly servicing between 1 pm and 5 pm, one lift per day, to streamline the process and avoid further breakdowns.

We have noted below email, our team is working on Vista-3 - P2 elevator and will be updating at site.

 

Regarding elevator service, we have noted the same and we will schedule accordingly. We will schedule the service between Monday to Saturday between 1pm to 6pm.

 

Further to the trailing email regarding S3 elevator. We have completed replacement of hoisting ropes and sheave. Presently elevator is under observation.
