Hi All,

I sent mail to VBHC for possession date and I got following response. 


I posted on IREF as well about it.

I'm bit concerned about the possession because my friend had booked flat in VBHC Banglore in 2nd phase and his possession date was March'2013 but he haven't received possession yet. 
The flat is physically complete and ready to move but VBHC is unable to give possession due to occupancy certificate, form 9, form 11.

To help ourselves, please check with VBHC about possession of our plots. Verbally they may say anything but in writing they may not bluff.

TIMELINE

While the contractual commitment is to complete the project within 15 months (by March 2014), our endeavor is to complete the project within a shorter time frame and ensure that we stand up to our customers’ expectations.


Normally, they take 6 months grace period. Does it have any legality?

Hi Manish,

Thanks for the update. 
I'm not sure if the grace period is mentioned in the allotment letter. 
I'm just asking any firm time frame for possession so that anyone can plan accordingly.

6 months grace may be fine. But in my friend's case , delay of a year is after grace period. Thats the only concern.

Hence I urge that if everyone will ask VBHC about possession then there will be pressure on them.

There is no "Occupancy Certificate" required for plots possession as per company. Probably, the mail is sent assuming flats query. In Bhiwadi, "Patta" is done for the plots at the time of possession (at the nominal rate of 50-60 rs per sq yd). Later on, registry can be done at any time (at ~6% of circle rates). Phase1 plots "Patta" can be done today also. For phase 2, they should soon achieve it. They are saying possession demands and letter to be issued in May.

This is what I have been told by the company.

Yesterday I spoke to Bipin and he never mentioned about patra. He was saying same words as written in Vb hc email.

Please let us know the source of your information so that we can be on same page.

Bipin is unaware of this, he also told me same but asked to talk to Anuj who looks after these work. Anuj has confirmed what I have written in the mail. Please talk to Anuj to get the details.

Yesterday I spoke to Bipin and Kalicharan, as per them no occupancy certificate is required for plot. When I asked them to give in writing (just replying the email), they didn't replied.

When I asked for possession date, they started with May end... then they told mid june and finally when I asked them to reply the email with tentative possession date, they never replied.

Anuj is copied in all the emails.  Some people are suspecting that I'm not a genuine buyer, if I'm not then how VBHC is entertaining my co communication. 

I hope kuchh jhhol na ho but....... :)

Dear Members, if we get d plot possession on time, what is our future course of action- to construct d plot or looking for buyer for sale????

Amar ji, Greetings.

I am also a co-buyer in VBHC Vaibhava. I understand you are concerned about possession. But sir, please do not panic. 
Builders donot communicate everything in writing to avoid legal hassles. Most employees in a typical builder's company will not even have the authority to communicate with end users over mail on these issues. 

Please understand, possession is a tricky business involving approvals from local authorities etc. Due to the election season, work is stalled in most Govt. Offices. Also most labours have left for their home town to vote and there is a manpower crisis in the entire real estate sector of NCR. Keeping these in mind, I won't be surprised if there is a delay of 3 to 6 months in possession. [ In fact going by Gurgaon, or even Bhiwadi standards, 6 months delay is actually early possession :) ]


I am not justifying the delay, neither am I saying that these will be the actual reasons for delay - I am just sharing the general information. Hope it will help you to relax a bit. 


There are a number of us who are buyers in the company - you, Manish, me and others. We all are in the same boat. Agar koi jhhol hai, we will fight it out together - don't worry. But we should give VBHC its due credit for managing the reputation so far which helped in great demand and escalation of our property prices even in such bad market. I am hopeful they will keep doing that in future too. Let's stay calm and help the cause.

Amar ji, Your concerns are valid. Even I am eager to get registration done at the fastest, as I maybe moving out of NCR very soon. However, I don't think anybody from VBHC are actually in a position to commit any date at the moment. Pressing them for something as such will only result in dubious answers and false hope. So let's wait at least till a month after the new Govt. is in place.
