All, I completed readidng of most recent AIA Contract. 
First thanks to all involved who got ti to this point. Big job.
I found myself making small notes here and there regarding resident experience and minimizing rissk and summarize some of them there..... 

Just things to consider..... perhaps if we have enough time, we can discuss

Items to consider to MINIMIZE Risk:

1.        Put together an ad-hoc committee that is resident focused

2.        Consider doing ONE building at a time:

a.        Apply key learnings from first building to second

b.        Reduces risk of issues occurring simultaneously

c.        Three (3) elevators working at all times 

3.        Crisp, multi-faceted communications:

a.        Comprehensive summary of why we are doing this

                                                                                             i.         Set expectations that we are NOT installing NEW elevators, we are modifying existing. Look/feel may be underwhelming but performance is expected to increase and issues decrease etc…

                                                                                          ii.         Reserve schedule, end of life on current

                                                                                       iii.         Seeing too many issues etc…

b.        Formal communications (maybe even a weekly ZOOM meeting) delivered on a weekly (?) basis regarding project status

c.        Comprehensive list of areas where residents may be impacted (moves, deliveries of large items (appliances etc….), delays

d.        Updates on schedules

4.        Insurance/Bonds/Legal etc….

a.        Go big here. Small to medium, short term financials impacted, true. Remove risk of Massive risks (lawsuits etc…)

5.        Consider areas to lessen impact on residents:

a.        Idea: Have Tross provide additional porter on hand during day to assist residents, deliver all packages directly to units, etc…

b.        Anything Kin can do (add’l cost, I know) ?
