Julie did get the message and shared it with me after she got home from her weekly stint at Rosehaven. I am very grateful for your thoughtful, candid response.

I hope to email again to respond to some of the points you made, but I do want you to know that at least two 4th floor units have reported their HVAC is beginning to fail. And I suspect that if we don’t get started on these issues, we will have trouble accomplishing anything in 2026, as it will take a lot of time to get bids, line up contractors, secure permits, etc. I had hoped we could get this done before the summer heat arrives but I now realize that’s very unlikely.

FYI, we expect to get information and estimates from at least one additional company (WATTS) and probably one or more others. So it will take us a while.

Please feel free to share this with anyone you like.

Just reread. By all means get bids and other critical path items completed. The holdups will be around structural anf by-law issues for the most part. Don’t stop.
