Things we discussed that we want to see in FINAL CONTRACT for us to sign off. Please add/edit. Just trying to get down so we can move fast.

  1. arbitration over ligiation
  2. detailed schedule of values
  3. [Jeffy] verbiage re substantial completion and warranty (???)
  4. [Joe] Do one MOVE elevator and one Standard elevator in phase 1, phase 2
    • assuming the decision is to do BOTH builidings at same time. I would go one at a time but I defer to the group on this. Still think that if we can always have ONE building with a MOVE elevator available, it creates a better experience and less pushback from residents
  5. Chair decision (which could negate need for steel braces ($5500 per car)
  6. Other?

Agenda items for Bill G meeting
  1. Drill down on CONSULTANT ROLE
    • especially interested in payment process to ensure that upfront downpayment for work done over the course of the contract is not doulbe billed
    • EVA updates on project completions, monies spent, alignment of both 
    • tracking of insurance certs, any other indemnification items etc....
    • [Joe question; all payments to Contractor (TKE) only, right? TKE pays subs.
    • [Joe question] section 16.1 - what is Broadform All Risk Builder's Insurance? Do we need it?
    • Other??
Jason (Legal_) items:
  1. Thorough contract review
  2. Bond issuer
    • what does bond cover?
    • how does it work?
    • are Insurand and Bond dollar amounts sufficient? See section 17

Miscellaneous items:

    1.   We mentioned talking to Vern at the insurance agency to verify that we have the
          correct insurance coverage for this project.
     2.  Farther down the road:   a)  do we need to make sure that there is electrical outlet installed in
          cart room TKE will be using during the install and b) we need to  provide exclusive access to
          that room for them for the duration.
    3.   An ad hoc communication group that handles updates/information/etc.  across numerous
           platforms for our unit owners/residents. 
    4.   Jerry Jay has sent me several pics of elevator "chairs" which I will send to board under separate
          cover.
