I spoke this morning with Jacob Johnson, my contact at American Heating. Afterward he sent an email to my Hotmail address, which I didn’t receive. Fortunately he copied my wife, Julie Olds, and she shared the message with me only after a somewhat confusing dinner conversation about how she knew things that I didn’t know! You will see the correspondence below.
Last week I asked Jacob some questions and today he responded to them for the most part. We are going to invite him and his colleague Mike Hansen to meet with us in person or on a call. We will invite owners from Units 403, 407, and 409 to join us because we have all agreed we want to move forward together if possible.
Today I also received an email response from Kin Living which said that several board members hope to get information to help The Vaux respond to my application after it’s formally presented. There was no offer to help or advise. Obviously it would be helpful to know in advance if there are restrictions or limits before we get estimates, fill out the application forms, get rejected, and then have to start over. But I know we are all learning on the fly and it’s a bit of a chicken and egg situation.
I think it’s premature for me to send a formal update to the Board or Kin Living, but I really appreciate your efforts to keep me in the loop when possible, and I want to do likewise.
Let me know if you wish to personally attend our meeting with American Heating, which will focus on 4th floor Raleigh and especially the four units here that have committed to move forward together. You would also have a chance to ask questions, however. But it’s entirely up to you. And I’m happy to share whatever we learn after we’ve had our meeting.
I’m not quite sure what to say to Dave DeVore on 4th Savier, but I will tell American Heating that he is eager to replace his equipment as well. In fact, he is so eager that he showed up at our condo last Saturday morning and then followed up with another 30 minute Q&A on the phone. He is aware of the crane/street closure issues and wants to split the cost with others. I think he’s already had to spend some money on temporary HVAC repairs. It was his surprising visit that led me to express my reluctance to be identified as the point person on all of this.

As I mentioned on the phone, I’ve been out sick for the past week. As a fellow asthma sufferer, I’m sure you know how brutal respiratory infections can be!
I spoke with my associate Mike, and we’d like to either set up a meeting or schedule a conference call. He has extensive experience with large-scale HVAC projects and can provide valuable insight.
1. Your proposals call for heat pump packages. If I’m not mistaken, our current Lennox equipment isn’t a heat pump. Is it possible to get price proposals for equipment that mirrors what we now have? If so, would we be less likely to incur electrical expenses? Would there be weight differences?
That’s correct - all of the existing units are A/Cs with auxiliary heat.
The one caveat is the permitting. There are some different ways we can approach the permit process; we can talk through that if you like. The latest energy codes require we change to heat pumps in most jurisdictions even though you are also supposed to be able to replace systems like for like. So, it becomes an interpretation of the code, and the city has a say in that.
The potential for electrical circuit changes and cost that go along with it comes from the fact that on a heat pump system there is an additional electrical circuit so the heat pump and the electric strip heat can run at the same time for a quicker warm up. When you have A/C and electric heat they do not run together. So, the best way to avoid the new circuit would be to lessen the strip heat KW for a smaller circuit. The drawback is a slower warm up time. It is really okay because you should maintain your temperature in the space and it will save on the energy bill.
There are weight differences in all new equipment due to efficiency & refrigerant changes over the years, this has caused new equipment to weigh more on most occasions.
2. Would American Heating be responsible for arranging for the crane, obtaining permits, etc.?
Yes, we would coordinate directly with the crane company. They would be responsible for obtaining the street closure permit, while we would handle the mechanical permit for this project.
3. Does your company normally arrange for structural engineering, seismic engineering, and roofing, or is that normally handled by the Homeowner’s Association and/or the owners themselves?
We would coordinate with CIDA, who will handle all structural and seismic engineering requirements for this project.
For the roofing scope, we’ll need to find if the Vaux Condominiums has a roofing contractor and obtain pricing through them.
4. Would it be possible to install 4 units in one day even if all four units weren’t all adjacent to each other? (E.g, Units 401, 403, 409, 413)?
Our plan is to lift all four (4) units in a single day pending all goes smooth. Installation would likely be completed over two days, with two (2) units set and connected on the first day, and the remaining two (2) completed on the following day.
