2026 Reserve Tracker at Month-End January

Attached is the reserve expenditure tracker updated for 2026.

The original budget column was extracted from the reserve study update provided by RDH. The total year forecast column includes the following carryover approvals from 2025:

• Parklex = $120,000
• UPS replacement = $50,000
• Elevator project = $8,000 ($22,000 approved; $14,000 expended; $8,000 considered part of the elevator project line item)

Summary: The original plan plus carryovers includes very few significant expenditures other than:

• elevator project (elevator plus cab) = $1,594,440
• Parklex project = $120,000
• UPS replacement = $50,000
• fire safety equipment maintenance (4 actions) = $66,435

No expenditures were booked in January; however, the Parklex invoice will likely be approved soon after the downspout work is complete.
