Hi Leslie, to get an item considered for an upcoming agenda meeting, I would recommend sending a message to Hal Block (Chair) and / or Paul Block (Vice- Chair) no later than one week before an upcoming BoD meeting. BoD meetings are, generally, scheduled for the THIRD WEDNESDAY of every month so you would want to discuss NLT than the SECOND WEDNESDAY of the month. Frankly, I would try to do it sooner because the agenda setting is in process and you are competing with others etc....

As to carpeting. Currently scheduled with other Common Area Improvements for  2028. We pushed it from 2025 or 2026 after a thorough review of our Reserve Fund health held in a Special Board Meeting OPEN to all residents in March or April this year. There was not a groundswell of opposition to the push (in fact, only one person, a BoD member, BTW, object I recall) which was driven to keep the reserve away from risk of assessment given other items in the Reserve Plan, especially the elevator upgrade scheduled for next year. We can only do so much. I supported the push. Though I have heard individual concerns about the carpeting, they are few and far between.

Probably not the answer you were hoping for, but I do recommend you acquaint yourself with the Reserve Plan of Record to understand the context for our decision.
thanks
Joe

Hello,

I hope to join at least a portion of tonight’s meeting. We are in Mexico for the winter, and in Mountain Time, so the timing doesn’t always align well. Also, I don’t have the full board email list handy at the moment, so please excuse that I’m only sending this to you.

I want to ask about the proper process for getting an item added to a future agenda. After more than 20 years, the building still has the original carpeting. In our view, it is affecting the overall appearance of the property and no longer reflects the level of care and ambience I believe most of us want for our building.

I want to acknowledge and appreciate the effort that went into upgrading the tile in the lobbies and elevators. At the same time, the current mix of flooring styles doesn’t feel cohesive, and I wonder whether refreshing the carpeting—and creating a more unified aesthetic—might help maintain both the beauty and the value of the property over time.

I would welcome guidance on the best next step to introduce this topic for discussion.

Thank you in advance for any guidance you can provide.

Best,

Leslie
