Hi Tim,

 

Attached is a proposal to monitor the 144 units at The Vaux and confirm that each owns has an active HO6 policy.

We can monitor the minimum coverage requirements provided by the broker (Dwelling, Personal Property, Liability etc.) but we cannot monitor and confirm the deductible resolution amount as we would not know what line of coverage the carrier has added the deductible coverage. Going over Section 9.5.1 there as also mention of the waiver of subrogation. To be transparent we are also unable to monitor this as, as it is not something you would find on a policy declaration or certificate of insurance. Each owner would need to confirm this with their broker/carrier.

 

The program, which is email based, will collect and review each owner’s individual insurance policy to ensure it meets the buildings requirements and that it is in force.

We request that each owner submits their proof of insurance (either their policy declaration page(s) or a COI) and we confirm whether it is compliant or not based on the building requirements.

If the policy is not compliant, we will inform the owner and request that an amended policy be provided.  

Thirty days before each owner’s policy expiration date they will be notified that the current policy on file will be expiring, and the renewal policy will need to be provided.

We provide an initial report indicating who is and who isn’t compliant at thirty days and then monthly. The program is contracted on an annual basis.

Hi, Kara,

 

Attached is the Vaux bylaws document.

 

All owners are required to carry HO-6 coverage. It is not known whether they all are in compliance. I suspect not.

 

The term for the master policy is November through October. Our insurance broker for the master policy will create a minimum coverage requirements document for distribution to owners. 

 

I am the Treasurer of the association.
