I have gone through both bids, and they are comparable in scope. I also heard back from TKE that they have no issues utilizing the AIA 104 contract docs (attaching my specification and any other items like SOV).
While Centric has done many high-quality modernizations for me, I have concerns about their capability of doing this work and additional concerns about support for the equipment after installation. Additionally, Centric’s price is a bit higher than TKEs for the same scope. My recommendation is to stick with TKE for the modernization and service contract.
If the board approves TKE, then I will reach out to them for alternate pricing to do two buildings simultaneously.

Have you gone down the bids to assure they are apples to apples (or gears to gears).

Thanks for the info on Centric, Bill. What next? We want to make a decision to go ahead as soon as appropriate. Is the offer apples to apples between Centric and TKE? Are we going to get hit with any extras from TKE? Will they be agreeing to the AIA contract? Also, can we make any sort of better deal on maintenance for the first few years, since all the stuff that makes the elevators run will be new?
Is it practical to plan on making our Board decision/vote at our next meeting on April 15th?
